Speaker 2:Absolutely, Liz. So Liz lives in West, in the Waynesville area. That's an area that's west of Asheville, about 40 minutes west of Asheville. Speaker 3:Yeah, it's a little more country out there, but you know it's a little slower lifestyle maybe.
Speaker 2:A little slower pace, which some people like these days I think that's becoming more and more common actually where you can unplug from the phone and get off all that nonsense. And what a week? Do you know what happened in the UK this week? I'm coming back to you, liz, don't worry, anybody know what happened in the UK.
Speaker 3:All I know is Wilmington's going on.
Speaker 2:Wimbledon. I love Wimbledon. My mom used to take me as a little girl and I might have been more interested in the strawberries and ice cream that you could get and I went on all the center courts and everything. Somehow my mom was a massive sports buff and somehow she'd get all these freebie tickets. But you know, the centre court, like all the good tickets, if only I'd just I don't know if only I'd had a cell phone and could take pictures in those days and didn't just have my Polaroid, it would have been awesome. So there's a new prime minister, and the UK have swung very heavily to the left that good old pendulum.
Speaker 2:I had to make a political post this week, randy. I just had to. You know that we shouldn't do that anymore because apparently we're going to Facebook jail. In fact, if this is being broadcast on Facebook, I'm probably in Facebook jail now. But this is crazy, you guys. We've got to stop the madness. All we do is talk about how crazy it all is, or how somebody's doddery and can't run the country, and how the other one's almost as old and a lot of people don't like him either. Like what is going on. Millions and millions of dollars we're spending just to promote ourselves, to get into these positions of power, instead of using these positions of power to do what we, the people, want. Hello, oh gosh. Sorry, I had to do it. What do you think, carl? Go on, I'm going to hello, oh gosh, sorry, I had to do it. What do you think, carl? Go on, I'm gonna put you in the hot seat nobody dare say anything anymore.
Speaker 3:Yeah, people are scared to take a stand one way or the other.
Speaker 2:I think so, but well, I think that's the. I think that's the idea, and if you want to see my post on it because my point is not that I'm just mad about it, which it does make me mad, my point is not that I'm just mad about it, which it does make me mad, my point is not that I'm just bad about it, it's that 95 percent of us agree on 95 percent of the issues. What do you think to that, carl?
Speaker 3:I agree 100. I tell people all the time it's the fringe on both sides that are people seem to pander to instead of doing what the country's a whole want. Most people. If you let them sit down, talk, they can come together on issues.
Speaker 2:But absolutely, and all the problems we're having in housing right now is all. I'm not going to say it's by design, but a lot of it is caused by what's going on and the fact that you know our powers that be spend all the time and all their money just concentrating on themselves and getting themselves in power instead of. Go look me up on Facebook, rowena Patton I'm not hard to find. There's only about three of us in the world with that same name. I'm not joking either, and I know all of them because we've all gotten together. We've made a Rowena Patton club, so I've got 95% of us lower classes agree on 95% of the following Lower inflation.
Speaker 2:Lower gas prices. Secure borders with fair immigration policies. Safe communities. Abortion to be legal and capped at 16 weeks, except for incest, rape and safety. Choice in education yes, I went to abortion, yeah, you heard it right. People Choice in education. Safety nets for citizens, including mental health care, and a focus on homeless and veterans. Funding for veterans who have served period without all the paperwork.

Speaker 3:The market right now, um in the moving industry at least, is hit, hit or miss. Some weeks it's busy, some weeks it's not. Sometimes people are trying to move their self or looking for any way to save a little money.
Speaker 2:Because money feels really tight right now. That's the feeling of most people, I think. Sometimes it's not as tight as it feels, but it feels like it's tight and therefore it gives you this feeling that you've got to be really careful with spending money. So can you send me a cash offer on my current house so that as soon as I find one I fall in love with, I can make an offer that's not contingent. Why is that important? It's very, very hard to make a. I mean, if you were a seller, would you take a contingent offer? That means so I'm selling my house. Kyle wants to buy my house and he says I'll buy your house as long as my house which may or may not be on the market yet actually sells and I'd like to tie up your house for any period of time. We used to have a kickout clause. That was really great and then I really agreed with it. I'd like to tie up your house for any period of time, just until my house sells as a seller. Would you take that? How desperate would you have to be.
Speaker 3:I think you'd have to be really desperate. Kind of reminds me of an incident we had yesterday in moving. We had a lady call us and a company said, oh, we can't. She'd already contracted in with said, oh, we can't come out today, and so they're left with all their stuff in their house. They can't move.
Speaker 2:So it's kind of like that contingency. It's the dominoes, yeah. Yeah, the dominoes are really, really important and I do have all of. I thought I did. Uh, here it is. I thought the dog had eaten it on the way or something. The dog well, apparently my seatbelt ate it on the way. But I do have all the timelines today.
Speaker 2:So it takes you, on average, from start to finish, about 105 days, and that's if it only takes six weeks to get it sold. Isn't that crazy? So that person who's been that person who was waiting for the mover, kyle, that just sold their house, they started selling their house 105 days ago on average. Yeah, think about that for a minute. That means if you sell your house now, then, or if you list your house now, then we'll be all the way through getting close to Thanksgiving before you actually get your check. So it's all about dominoes. And to your point, kyle, I always, instead of like oh my gosh, this business is so hard and it's all about dominoes, I always say how can we shuffle the dominoes to get a better effect? How can we put the two sixes together? That was good, wasn't it? Do you know how to play dominoes?
Speaker 3:A little bit.
Speaker 2:Do we call them dominoes?
Speaker 3:Yeah, I think they still do it.
Speaker 2:We call them something else here, don't we as well?
Speaker 5:I'm really not sure.
Speaker 2:I think, not sure. I think dominoes. I think maybe you'll win a trivia prize. Um, we are actually doing a trip to a condo in fort lauderdale and that will be at the end of august. Speaker 2:As you probably know, you can get a direct flight on Allegiant Air very inexpensively from Asheville direct to Fort Lauderdale. So there are people that have places down there that literally I actually know one that buys four tickets in advance because they're so cheap in advance. He buys them for the for the next 12 months, basically, or as far out as you can buy them, and then, you know, just pays a change fee if he needs to change them, which is is really cool. You can get them as low as like 60 bucks. It's crazy. And um, cute little condo there. It's nothing fancy, but it has a pool and it's only you can see the beach. It's right on the golf course in Fort Lauderdale. You can see the high rises on the other side of the beach, so a nice little spot to go for. So call in. What are you calling in about? Speaker 2:Um, I know so you haven't just started looking, but what you're finding? That you've been looking for two years actually at least, if not three years at this point. Yes, there are people that I work with that I've had around um for 17 years at this point. One is as long as 17 years, and I'm still helping you. Bob, you know who you are. It's amazing. So, and I don't mind that at all, we are absolutely helping you find the house you want. What you're finding right now is the number of houses where you're looking. I actually haven't looked this morning because I was working on a whole bunch of other things, mainly getting you guys' questions answered. Speaker 2:But we do have four straight months in almost every zip code in the mountains and everywhere else for that matter, other than small pockets around the country, namely Syracuse is one of them, oddly, um, sorry, syracuse, I don't mean that in a bad way, but there's some things going on in Syracuse, that's having people move there and keeping the prices high. You know there are pockets, especially in the northeast, where this isn't quite happening yet. But we did crest here almost two years ago and the proof is in the pudding and we're seeing it now with price cuts. That's the leading indicator of prices getting a little bit unstable, of prices getting a little bit unstable.
Speaker 2:If you've got 50% of people saying I'm cutting the price of my house, that means that come Thanksgiving those houses are going to close a little bit lower, which means that of course the comparables will go in lower. So when you're trying to sell your house after that, chances are that it's Randy. You just completely threw me there. I'm looking at headline from randy saying heavy breather. Does that mean I'm meant to be a heavy breather? Is that I'm meant to read this?
Speaker 5:so if if you're looking at that timeline for thanksgiving- no, we've got one on the phone over here, then you better think about getting it listed now because you're likely to get a bit less money Even now.
Speaker 2:You want to get on frankly. So, liz, the great news is, because of those price drops, people are getting a little bit angsty out there because they know if they don't sell the house now especially if they've been listening to the show they know if you don't sell your house now because of the fact that you know we've got the price drops going on and the market did start shifting two years ago. We're at the crest. We're already tipping down a little bit in places that you've got to hold it for 10 years. So, even if you're in the unusual zip codes that have increased a little bit in the last 12 months, remember's past, it's not future. Don't look in the rearview mirror, get your head on straight and if you're procrastinating, quit procrastinating. That's no good, because you've got lots of stuff and things kyle. I think we know people that can get rid of the stuff and things, don't you?
Speaker 3:yes, um, we try to tell people when they're moving. Just, it's always a good thing to move four or five years, because you get rid of stuff that you don't need.
Speaker 2:I think you're right. You know what I mean. The older I get, the more I realize that we've got all this freaking stuff. In fact, I was thinking when I was cooking last night. I've downsized on my pants and I was thinking about wedding lists that kids still have. Like we've almost gone back to those traditional weddings and there are these wedding lists and people put on that list a full set of pots and pans.
Speaker 2:Who the heck uses a full set of pots and pans? You need a couple of saucepans and you may as well invest in really good ones instead of buying that stupid set that nobody's got room. Nobody has room, oh, and then they do the stacking ones. Yeah, but you know the stacking ones damage the inside of the piece below right. So just buy a couple of great saucepans for your kids who are getting married or your grandkids who are getting married, and an amazing frying pan. And what I mean by frying pan is more like a Dutch oven thing that's got about two inches up the sides sloped, not square, because they're harder to use, but come up the side it's basically like a wok with a flat bottom, if you know what I'm talking about. Do you remember when walks were all the rage. Everybody had a walk.
Speaker 3:Yeah, you remember who was the cook that said juan can cook or something.
Speaker 5:Yeah, I remember who you talk. I can't remember his name, but I know who you're talking about.
Speaker 2:yeah, because you can cook everything in a wok, basically, yeah, you can take it at the side and the nice thing about a wok is you can take things at the side and keep them cooler while everything else is cooking. However, I mean, have a wok if you want to have whatever you want. I'm not telling you what to get. I'm just saying all you really need is that, whatever that frying pan them now with a ooby gooby handle and hooby gooby bits on the side. You know, that's that plasticky rubbery stuff that is safe in the oven up until 350 degrees and a stainless steel one with it, with a good inside of the stainless steel. None of this. You don't need the, the um, the. What do they call that?
Speaker 5:you don't need.
Speaker 2:You don't need the what do they call that Teflon? You don't need all that stuff.
Speaker 5:I ain't eating no more Teflon. Exactly, I ain't eating no more Teflon.
Speaker 2:You all know. You buy that expensive pan or you buy the cheap version of it, which is even worse, and they're ruined in a year or two, and then you have to throw them away. Buy them a great, freaking, stainless steel pan. It'll last them for life. Amen with steel pan it'll last them for life. Amen. It's three pots, right, it's really all you need, and buy them really good ones. Why do I say that? How many pots you got, randy? I know you just moved three really yeah so you can actually fit.
Speaker 2:So you've been a good boy and you've been right sizing, like all the shows that we've done on right sizing and those are good pots.
Speaker 5:Those are the good stainless steel. My mom gave them to me years ago and they still look brand new do you know?
Speaker 2:you know there's all kinds of tips and tricks to clean them. You do vinegar with baking soda or something yeah, but I've got an even better one. You just take the tablet that you put in the dishwashing machine. Uh, you know when they go all brown and nasty over time.
Speaker 2:I I mean you know when you burn them or something. So you put the dishwashing tablet in and you just leave it in the sink overnight. You'll have a brand new stainless steel pan and it's not going to have all those flakes and all that coating come off. And if you season it right, anyway nothing sticks. And if it does, you put it in the sink overnight, it's just quit with those pans. So I'm on a roll today, Kyle. So how many boxes of pans do you normally move?
Speaker 5:Those are the heavy ones, right, kyle?
Speaker 3:Yeah, some you know, up here in the mountains sometimes we get those nice cast iron ones.
Speaker 2:Oh, and don't put those on a glass top, on an induction top. You know your glass top range. That's electric. You cannot use cast iron pots on those. It will rip all and it tells you not to. If you buy a new cast iron, it will rip all the circles off and damage your glass top. They're not meant to be used on those.
Speaker 3:I didn't know that. See, I'm learning something.
Speaker 2:And then if you work, I know that you work with teams that unpack everything to make everything smooth and seamless. So here's the deal you're putting all those pans away in case you need them one day, in those top cupboards at the very top right, if you don't have a soffit, and they've put those very high. Oh, because it's a fancy pants kitchen and you've got the cupboards all the way at the top that you have to get a step ladder to get to. And when was the last time you used those pans or those dishes, or the glassware, or those beautiful vases from your grandma? Oh man, get rid of stuff. It feels so much better when you do.
Speaker 3:It does. I know. When I go out and talk to people they're like I haven.
Speaker 2:Do it does I know? When I go out and talk to people, they're like I haven't used this in three or four years. What should I do? I said get rid of it. Exactly. You won't even notice. And I'm telling you that your grandma, who gave it to you that now is sitting in heaven, is looking down going. Are you mad? Are you freaking crazy? Get rid of that crap I gave you. I gave it to you because my mom or my grandma gave it to me and we've all been carrying it around and then we go oh, you know, this has been in the family for 80 years.
Speaker 2:You can't just get rid of stuff like that. Well, try and sell it then, or or give it away, get, pass it down and have your kid.
Speaker 3:No don't do that. The biggest mistake that we see sometimes is people. They're like I've got to put this in storage.
Speaker 4:I've got to put this in storage oh, I love got to put this in storage.
Speaker 3:Oh, I love that one and it's like they're going to pay 200 bucks a month for storage or stuff they're never going to use. That they could put towards getting a bigger house or whatever.
Speaker 2:I'm the idiot that did that. We paid. I think it was $300 a month when we moved from Miami. You know how long we paid that? For Four years.
Speaker 5:Wow Ouch.
Speaker 2:How crazy is that? Thousands of dollars.
Speaker 5:These guys at Trinity Movers are fantastic. You just recently relocated me about four miles south of where I was for 13 years and I always, for 13 years, prided myself on being a minimalist, until I moved, don't believe a word until I moved, Ha ha.

Speaker 2:Yeah, I mean you know we don't want to be paying all that money, carl, because it's I. I mean you're really good and everything and I appreciate what you do, but we can't afford it these days, so we need some good prices from you. Carl was at my house last week moving the heaviest table he's ever seen in his life and he's he's moved.
Speaker 2:he came to move it before too, like, in fact, what? No one of your guys had moved it originally from the furniture showroom and I didn't choose it, although it is a great table. It's a beautiful, big, heavy piece of marble that used to be our conference table and I had to move it out because there's no room for it in the room anymore, because so many people are moving into that office and it's rocking and rolling because of the cash offer, because everybody wants the cash offer office, so it's going crazy. Um, so, uh, yeah, thank you for moving that big, heavy table. Give us a, give us a something that you wouldn't do. Kyle, like what is a crazy story that you've experienced recently here?
Speaker 2:oh, um wow, I'll tell you what. Why do you think of that crazy story? And we're not going to give any names or any areas? Because we're not going to call anybody out like that, other than having to step in at the last minute. I know when people call you and go, my movers let me down, which unfortunately is at least once a month. You get those calls right Easily easily.
Speaker 3:You don't want that.
Speaker 2:So I'm going to let you think about that for a minute while I finish off with liz and tell you liz, yes, we can. So liz here, if you've just tuned in she's looking for a three bed, two bath home. She's been looking for about three years. We're seeing almost double the inventory. Now twice as many homes are available. So suddenly we've got more people buying because they've been waiting out, because it's just the kind of homes that have been on forever and a day that have been on there, which is obviously not good, um, you know, because they just don't have the choice out there. So now we've got a lot of people looking again because there's twice as many homes on the market. That's why, guys, if you're thinking about selling, get it on now or wait it out for 10 years. So she's looking for that three bedroom, two bath anywhere in the mountains. So at least we've got that broadness. Got to be in a newer neighborhood one level, two car garage under 500. So I found a whole bunch actually that I sent her this morning. However, when we get her in those homes, she's going to fall in love with one of them and she hasn't even listed a house yet and, quite frankly, I know, liz, you don't want to list your house, you don't want those showings. You've got dogs. You haven't found your new house yet. It's that conundrum. Back to the dominoes again. And most people unless you're moving in with your kids in Florida or something like that, or, you know, going to rent beforehand and we can help you with that too wherever you're moving in the country unless you're doing that, if you're buying something else which is about 80% of people then you're nervous to even start looking because you haven't listed your house yet. But you don't want to list your house yet because you're nervous to start looking because there's not much out there. Well, we've knocked down one of those dominoes. There's a lot of homes out there right now. So now you're starting looking, but you haven't listed. So either get it listed the traditional way I'm very happy to do that too.

Speaker 3:Yeah, they've got to pick up and feel like they have to clean up every you know, keep their house.
Speaker 2:Take the dishes out of the sink. I mean, there are some of you out there listening that keep a perfect show ready home all the time. That's probably about the. You're probably. Yeah, I was thinking about that. It's about 5%. Yeah, what do you think, Randy, Are you?
Speaker 5:all show ready? I actually don't know it. My mom's gone now. She was one of those and that's the only one I knew.

Speaker 5:She was. Cleanliness is next to godliness. With her. But I don't know anyone else that lives like that.
Speaker 2:No, so you know, there's always a dish in the sink or something, especially if you've got children around.
Speaker 5:Oh yeah.
Speaker 2:Because children don't do any of that stuff these days. They just throw it in the sink because they know the magic fairy is going to come along and pick it up for them With a dishwasher sitting right beside that sink I know. It's always my pet peeve.
Speaker 5:Mine too. It's right there.
Speaker 2:Don't leave dishes in the sink when there's a dishwasher sitting right there. Who's this magic person that's going to come along and rinse it off and put it in the dishwasher?
Speaker 3:See, I get in trouble at my house because the laundry hamper's there and my wife's, like you, know where the laundry hamper is.
Speaker 2:You close it right at the base of it instead of in there and you throw it on the floor because your magic wife comes along, picks them off the floor and puts them in the laundry hamper. Well, I think that every time put a little pot by the side of the laundry hamper and every time you leave it on the floor, put a dollar in it, any piece of clothing. So just pay a dollar and then she won't mind.
Speaker 3:You're probably right on that.
Speaker 2:Five dollars. How about that? Oh, You're not getting expensive. What's your wife's name? Kyle.
Speaker 3:Hannah.
Speaker 2:Hannah, ok, so five dollars. Put a glass jar by the side of the hamper and Kyle has just agreed on air in front of everybody that he will put five dollars in the jar every time he leaves one item. So for every item it's five dollars. So is that I'm the girl who says how can we? Right, so it's, it's not a, you need to put your clothes in the hamper. It's. Pay me five dollars for every item you don't put in the hamper and I'll do it for you, right?
Speaker 2:It's always about how can we? Why is that important? Because we can spend our lives procrastinating, going. Oh yeah, no, this is really annoying. Whatever this person, friend, family member is doing is really annoying. Or I can't get around to doing this, that and the other don't say that.
Speaker 2:Say how can you? What would it take for that to happen? You know, um, I really want a new purse and it's outrageous and it's two thousand dollars. What is it that needs to happen to get that two thousand dollar purse? It's not like, that's ridiculous. It's like if you want it and you're crazy enough to spend that kind of money on that kind of purse which is basically everybody in Miami, or almost everybody in Miami. If you're female, then what is it that you have to do to earn that money? It's just a qualifying question.
Speaker 2:So that's where the cash offer came from. That's where CPO came from. Certified pre-owned. Back in 2007, we started the certified pre-owned program. I started teaching agents, helping agents, how to do it, all around the country, and CPO Experts was born. Where did that come from? Because I was so miserable in 2007. Every third house dropped out, by the way. That's the number around the country. A third of the time you're going to go under contract and your property is going to drop out why. You know the answer to this, don't you, randy? Let's put randy on the spot. Has he been listening to all these shows? Why is it going to drop out, randy? It's gone under contract and then the buyers come in and do what.
Speaker 5:The buyers come in and pay for a home inspection.
Speaker 2:Pay for a home inspection and then usually they're getting a loan, so there's also an appraisal. Those are the two main reasons why houses drop out. Yep, so instead of just doing it the same old way and we know what that's the definition of right when you expect a different outcome how about you just do it differently? So we did it differently back in 2007, and then I've spent all these years showing agents how to do it around the country, which means that and you can do it this way instead of the cash CPO it's the same thing. Cpo certified pre-owned homes all car dealerships have them. On a car, it's 156 point inspection and a dealership warranty. Car it's 156 point inspection and a dealership warranty, which for a year usually, and a black book value.
Speaker 2:How is it we sell a twenty thousand dollar or fifty thousand dollar car that way and we take a half a million dollar or a million dollar house and we just throw it on the market having no idea what's wrong with it? That's, that's insanity. And then it falls out a third of the time. You know what happens. Then it's called a stigmatized listing. What's a stigmatized listing? Everybody and their dog calls me, and I very honestly when I come out and see you and explain this to you and how little it costs if you go the traditional CPO route. Most of my sellers say this is a no-brainer. It's a relatively small amount of money to save you an awful lot of money. Small amount of money to save you an awful lot of money.
Speaker 2:A stigmatized listing is when it falls out a third of the time. So only two thirds of the time you're going to get your paycheck in Thanksgiving at this point or just before Thanksgiving, two thirds of the time you're going to get a check Go to CPO. It's 93% of the time. How much bigger is it? So instead of am I getting my math right here? Instead of 67% of the time you're going to get a check, you can increase that to 93% of the time you're getting a check. Why? Because we do the inspection of the appraisal up front and everybody goes in eyes wide open. You don't have to fix anything. You don't have to do anything. We just notify people that that's what we've done when we get the offer and we say hey, take a look at the inspection. This is how we came up with the price of the house, so it doesn't fall out. How many times do you get a call kyle to set up the movers and then suddenly it's not?
Speaker 3:happening? Yeah, we've. We've had to change our policy a little bit on that just because you know people are sometimes they're hesitant to lock in a date yeah of of course. And we have to be flexible with that, because things do happen.
Speaker 2:Yeah.
Speaker 3:We're moving somebody up from right below Miami soon, but they don't know the dates, because Below Miami, yeah. From the Keys, yeah, palmetto Bay, okay Does that sound right, so Miami basically, and you know their move dates kind of in flux right now because they were under contract in their house down there and it fell through.
Speaker 2:Yep, and so you know we're. Do you know why it fell?
Speaker 3:through Probably an inspection.
Speaker 2:I will almost guarantee it's because of the inspection slash appraisal. I mean, listen, if you're listed right now or you're thinking of listing, you have to understand this. It drops out over a third of the time. It's so painful because you've lined up people like kyle. I mean, they've probably lined up schools here as well. Right, they've lined up the mover. So what's your policy in that case, kyle?
Speaker 3:well, you know, because of the change and stuff we unless, when it's no fault from the person who we're moving, yeah, we just work and find another date to do it with there's no extra charge or anything like that for that just because it's out of their control, and we try not to penalize people for things that aren't out of their control.
Speaker 2:How about we just make a 25% increase in that not happening by actually just getting the inspection and the appraisal? So if you were my buyer client and you were putting a contingent offer in, if you were my seller client first of all would be very reticent in looking at a contingent offer from somebody because they haven't sold the house yet. Right, it's not actually closed yet, and yet it's very natural. If you're a buyer, you want your money out of your house to be able to close on your new one, right? So how do you put an offer in without that happening? The first thing is be a listing that is certified pre in between is going to be much more likely to take your offer because you're a certified pre-owned listing. It also means that you're going to go top of the list when buyers are looking at your house.
Speaker 2:Why, well, that's obvious, right? If you were a buyer's agent, you've got a day. They're in from Miami, they're looking around. It's exactly what happened with your clients. Where are they moving? To kyle um, to biltmore park, okay, so biltmore park? So they're, they're flying in, they're looking around at biltmore park. They probably came in on allegiant. Maybe they drove up, I don't know that.
Speaker 3:Did they come in on allegiant probably I'd probably say allegiant they had young kids. Yeah, that's a long drive yes, it is.
Speaker 2:They came in on alleg. They've got young kids and they're looking around for two days. You've got two days to help them find a house. What are you going to prioritize A certified pre-owned house or just a regular old house where somebody hasn't done their due diligence as a seller or the listing agent and hasn't gone through this process? It's obvious, right, and that's not an unusual situation. Where you guys are coming in from Miami, it doesn't matter if they're coming in from the other side of town. Why wouldn't you go for a certified pre-owned house? Because they drop out 7% of the time. Why? Because the inspection's done. We find anything that's more major that you may not know about, or we find the little bitty stuff, in which case the average cost to put that right with a handyman or a handywoman or whatever we call them these days handy person is $250. And you're done. Now maybe you don't want to deal with all of that.
Speaker 2:So we've now evolved to the cash CPO. What's the cash CPO? We found a funding partner. So now you're going to be certified pre-owned. You're going to get the majority of your equity within 14 days it's actually 12 days if you need it really fast and you're going to get all of your equity. Well, there's no guarantees in life, just like if we list it at 500,000, I can't guarantee we're going to sell it at 500,000. Sorry, especially if you don't inspect it. Or that the buyers are going to sell it at $500,000, sorry. Or that the buyer, especially if you don't inspect it. Or that the buyers are going to come in and give you $500,000 cash. I can't guarantee any of that. It's not my job to guarantee that I can make the environment most favorable so that will happen and so that you don't have to cancel Trinity Movers to move you from anywhere in the country. Do you do the international moves yet, carl we to move you from?
Speaker 3:anywhere in the country? Do you do the international?
Speaker 2:moves. Yet, carl, we don't do any international. Nothing from Canada, no, nothing, nothing from Mexico.
Speaker 3:We could go to Canada, okay, and we could go to Mexico.
Speaker 2:Oh.
Speaker 3:But we had one. Well, I guess you can just drive right across the border with everybody in the background now and not even go through the controls.
Speaker 2:So it'd be real easy. We might get checked. You could just bring in shiploads of oh, of course you would. Yeah, because you're going in an american truck, going out and then back in, yeah, good point. So, uh, what? What are you? Looking at randy? He's like, oh god, she's off, okay. So, uh, I'm not, I'm unapologetic, I'm sorry.
Speaker 2:You all know what's happening. There's millions of people coming across the freaking border. I'm telling you the world's gone crazy, we've all gone crazy because nobody dares speak up anymore. I don't get it. What are you all going to do? Cancel me, turn me off if you don't like it. I'm watching them all coming in. I'm in danger.
Speaker 2:And guess what? I came in legally. You know how many years and how much money I spent coming in legally back in 1996? A lot money I spent coming in legally back in 1996, a lot of money, time and effort, and it was an absolutely miserable process. It was awful. I got strip searched three times coming in from the UK. That's what happens to single women, yeah, but now I could have just walked in, would have been just fine, right.
Speaker 2:And I'll say I've been somewhat productive and you know here, and employed people for many years and, you know, been a half decent person, even though I might run my mouth on the radio and Randy's going to kick me out any minute. So we, you know, think about making it certified pre-owned. And if you're going to do that, think about why. Think about it. Just go get your cash offer. Even if you're listed right now. It doesn't matter where you are in the country. We've got 1,100 agents now running this program. That's how popular it is and that's since the end of last year.
Speaker 2:You guys, I mean, this is crazy. We just started it with assisted living. It's so perfect for assisted living. We're in touch with thousands of assisted living facilities all over the country. We go and meet with the assisted living facility and take a look around, learn a lot about the facility. We put it on a big map for all the assisted living facilities and then we help the seniors get out of the house. So here's what happens Bob and Maud are sitting at home and they've been on a wait list. Do you know anything about this, carl, if you've ever been involved with assisted living or had grandparents or parents or anything like that?
Speaker 3:We move people into assisted living, but I don't know much about like the. I've heard that you know some of them. You have to pay to get in.
Speaker 1:Oh yeah.
Speaker 3:Like if you pay, you don't get any rights to it, and stuff like that.
Speaker 2:Yeah, you're just basically leasing it Really by putting more money down. What you're doing is protecting your assets Generally, protecting your assets for your kids or for the people who are going to inherit your stuff, basically, whether that be kids or Tenor Towers or whomever you're leaving it to. So when you're moving them, are you moving them from their own house generally?
Speaker 3:Usually, yeah, usually it's from like their house that they've lived in for 20, 30 years, yeah, or 40 years. I mean think about it.
Speaker 2:Often they're in in for 20, 30 years, yeah, or 40 years. I mean, think about it. Often they're in their 80s, right? So it could be where their kids grew up. It's that kind of house four or five bedrooms. They've never gotten around to selling it and talk about stuff and things.
Speaker 2:So what happens then? Are we talking estate sales, or they just try and list it, or the seniors? We move the seniors because it's so awful for them to have showings and all that stuff going on. They've often got a little dog Like. What kind of scenarios do you see?
Speaker 3:You know, a lot of times with that, like sometimes they have, you know, I don't want to say a caretaker, but like yeah, somebody helping a helper, yeah, like a kid or something like that.
Speaker 2:Yeah, has to fly in from wherever. It's usually a 60-year-old kid, right?
Speaker 3:Yeah, yeah has to come in and take charge of that. And then you know, sometimes the parents don't want to get rid of stuff, so my kid might want this, or let's put it in storage, you know.
Speaker 2:Or the kids are saying please don't get rid of it, which is even worse. Don't say that if you're the kid, yeah.
Speaker 3:I might use this in 20 years when.
Speaker 2:So now the seniors have to sell the house and they're usually paying a premium because they don't have the money to put down Right and sometimes it's hard to go back and choose a different program with the assisted living and it's stressful. Now the kids usually what happens is the siblings come and they land and they're there for a couple of weeks and it's just miserable going through all that stuff and things and sometimes they have to get with their parents because they haven't seen those stuff and things ever before sometimes and they're finding old letters and they're finding all kinds of stuff. So what we can do is go in and give you and this is what we explain to the assisted living managers first of all. We want to the assisted living managers. First of all, we want to find out about your facility, because we all have people all the time. This is burgeoning right now. We have people all the time asking us which are the best assisted living facilities? Where should I go? What do they offer? You know what different kinds are available and there's 30 within 30 minutes drive of practically any zip code in the country. That's a more urban area. Certainly in this area, even though we're a small town, there's 30 within 30 minutes. Right, so we go along and we see you and we'll come out and see any of you. Just give us a call 8 828-333-4483. We've got people standing by 24 7. I'm just dialing with your assisted living facility or go to assisted living. You can remember that bit, assisted living, and it's any kind of assisted living, by the way assistedlivingcpocom, assistedlivingcpocom and click on add facility. We want to see your facility in there. So if you know somebody that works at a facility, we want to add yours anywhere in the country. There's about a dozen questions on there that you can fill in and we're going to get you on the big old map so that we know more about you and what we do for your seniors, to make it way easier for you when you finally call them.
Speaker 2:Bob and Maud have been calling you for the last. I think givens currently something like a six-year wait, maybe even longer than that, and a lot of the facilities are two, three-year waits. A lot of you are on the wait list because you know it's so far out you might be in your 70s. I'm like, okay, time to get on the wait list so we can get into the better ones, have a longer wait list. Generally, even the more expensive ones have a longer wait list. Even the more expensive ones have a longer wait list. So Bob and Maud are calling and you know Bob's got a heart problem and Maud's calling like we really need to get in there. Have you got us a room yet? And you're thinking about cleaning up and you're thinking about doing this.
Speaker 2:But as you get older it's naturally harder and harder to do that and to maintain your home, and usually you've got the kind of taste that somebody that's going to end up buying your home. It might be a little different, right? It might not be the avocado or the. What do you call it? Randy the Harvest Gold, harvest Gold. Yeah, randy likes Harvest Gold.
Speaker 5:That's his favorite I used to sell appliances on the radio in Harvest Gold. It's beautiful, harvest Gold.
Speaker 2:Oh, that's why you say Harvest Gold In beautiful Harvest Gold. Oh, that's why you say Harvest Gold. I just learned that today, all these years working with you, 12 years of the show Commercials. Do you know? We've been doing this show for 12 years?
Speaker 3:I didn't know that Isn't that crazy.
Speaker 2:So they might not want your carpet, they might not want it. And you know you're sitting around going maybe we should update it a little bit and then we'd get some more money. And the kids are going. Don't do that, don't just get it sold. You know, get your money out, move on, especially as the market's crested already. So what we do is we give you up to 70%. Give your seniors. If you're the seniors, we give you the 70% upfront. You move into the facility. So now, when you get that call, you're not thinking, oh, it's okay, my house will sell in two days and then it doesn't. And even if you list it remember how long it takes is an average of 105 days From when you list it. That's a long time. That's not going to get you your money out quickly where you can move in and you've got it hanging over you while you're often in your 80s and moved into a new facility. Who wants that? So we'll give you the 70.

You know, we've got to get in and we've got to clean the house up because we want you to get the most money possible. Right, hey, it happens to all of us, it's perfectly natural. We want to get the most money possible. Right, hey, it happens to all of us, it's perfectly natural, we want to get the most money possible.
Speaker 2:So I can give you a recent example. The house was bought for 425 000. This is just over a year ago. The house was bought for 425 000. There was a house next door that was the same layout but had the basement finish. That sold at 650.
Speaker 2:So we took that 425, spent 75, our funding partner's money. You don't have anything to do with it. You've already got your 70%. We spent 75,000. So now we've spent 500,000, right In totality off the balance sheet. We sold it for 650,.
Speaker 2:We got another $150,000 in profit, most of which goes back to you as the seller. Right, you're going to get a big fat. You get you most likely. Um, you get 90 to 120 percent of what you'd get with a traditional listing, right. So it's a great program. No showings. You don't have to take your little dog out. Speaker 3:I asked the lady who we were moving up there if it was all right, if it was a community thing. We just left it at the bottom.

Speaker 2:Oh my gosh, Do you have any horror stories for us, or should we play Radley?
Speaker 3:It's not really a horror story, it's just a funny story. We were moving somebody from Asheville to the raleigh area and they had one of those big african tortoises. You know they're like a real one yeah, a real one. Oh, like in their backyard and oh you know, we had to help isn't that legal now, or something? I don't know um but you don't ask those questions, no they said we had to help get that thing up into it. So that's one of the unique things Into what.
Speaker 3:Into this trailer that they were moving it in.
Speaker 2:Oh my God, Did it have its very own trailer? Yeah, what kind of house did you move it into? That's amazing.
Speaker 3:It was. I don't know where they ended up taking it. We just helped them load it because all their stuff was going into a storage unit because they didn't have a house yet. So I don't know.
Speaker 2:Well, hopefully he wasn't going in a storage unit.
Speaker 3:Yeah, I don't think he was, but I don't know where they could have put him. Like I don't know.
Speaker 2:I don't know, um, does that mean I can tell my turtle story real quick? So, um, when I was first here, I was driving down, I was in dc and I was driving down to raleigh, um, on the highway, and I saw this little tortoise. And in England, you know, there aren't tortoise or turtles or anything out out in in the wilds. So I thought some little kid had lost their tortoise and I stopped and I spent. I was in a suit, I was going down to a board meeting in Raleigh and I tried to get this little tortoise. I thought I'm going to drive it around to some poor little girl who's lost it or something and kind of cut a long story short. People were stopping like saying, what are you doing to that tortoise? I'm like I'm just trying to save it and take it to the little girl.
Speaker 2:And he didn't look like an English tortoise but I wasn't too worried because you know, I'm in the States, so I'm trying to get him in the car using an umbrella, because he's not very friendly. I thought he's gone a bit wild, you know. And, um, I eventually lift him up and he pees all over me and the funny little thing's trying to bite me. I'm like this isn't like an english talk. The friendly little english tortoise, you know that takes a little bit of lettuce or a carrot. I've been illegal in the uk for many, many years because you know they die too easily. So, um, I almost get him in the back of my trunk and I just can't. He pees on me. I'm like I just can't do this. So I put these little nibbly carrots back into the bushes and I get down there and they are absolutely cracking up at me.
Speaker 2:So apparently, well, you know what I picked up right. So apparently I was trying to pick up a snapping turtle and apparently they cover they. Yeah, can you imagine? They're all guys. It was called Suntec Medical. There you go, suntec Medical. There you go, suntec Medical. I gave you a shout out. They're sitting around a table and they were peeing themselves, laughing.
