We are covering what's going on in the Asheville market and of course we'll talk about our CPO program and then a little bit about the new highway system that's going to be coming in. Randy, I'm sure you got a little bit of idea about that.
Speaker 3:Yeah, it's finally this I-26 connector. We're going to see dirt moving and I can't begin to tell you how long it's been coming. Uh, there's been so many battles and postponements and and redesigns and and now we're gonna see dirt moving and, uh, I believe, a completion date of 2031.
Speaker 2:Yeah, 2031, you guys A different approach to Asheville's downtown when you're coming on 26 from other places. So hopefully they'll put a little thought about how you come into our downtown area. Yeah, and then Patton's going to have its own freedom. It will be a bridge across to the west side of Asheville and won't have to intercede with the 26 traffic.
Speaker 2:Yeah, yeah so 240 will be on its own and 26 will then go on just past where the current bridge is and over where the railroad bridge and then further over there. So it's going to go north of where the current bridge is that goes across Hill Street?
Speaker 3:Yeah, exactly before the UNCA exit there, and that will eliminate that bottleneck on the Jeff Bowen Bridge where you have to switch over to one lane to get on 26th.
Speaker 2:It's got to save lives. It's got to save lives. It's got to save lives, it's got to save lives. It's got to save lives, exactly so, whatever amount of money, with the amount of people going through there, I'm glad to see that they're going to be doing something there. Randy, I tell you, I'm on the way here this morning Doing that dance across the bridge to even get over here to the radio station was a little bit gyrating across and circling back, and anyway, we'll get that taken care of. How about our town, though?
Speaker 3:Speaking of traffic on I-240, I understand that I-240 East is now back open. It was closed earlier this morning. Some kind of a pursuit situation with law enforcement had I-240 East closed there around exit 8, I think that is. But it is now reopened, so I just read that, all right.
Speaker 2:Well, good, good, we can get a free-flowing traffic. Yeah, come on over and visit with us today in our beautiful Asheville. The weather's really coming around right now. Yeah, we've got some sunshine. It looks like we're going to have a pretty day.
Speaker 3:Yeah, but there is rain in the forecast.
Speaker 2:Of course.
Speaker 3:We've got opening day for the Hendersonville Honeycrisp baseball team coming up today, starting at noon. From noon to 2, there's a fun fest starting at noon. From noon to two there's a fun fest, and then the first pitch of the new season is at 2 30 this afternoon in beautiful berkeley park, that historic baseball field, uh, that's associated with the old berkeley mill. The park was built in the days of the industrial baseball leagues of the 40s. It's a historic baseball park, you know. Dodge the showers, take an umbrella and go have some fun kicking off a baseball season. This year, the Honey Crisps.
Speaker 3:I just love the name. Yeah Right, You'd love that park too. It's beautiful.
Speaker 2:Oh, I'm going to have to go check it out there. What's the name of it?
Speaker 3:The Hendersonville Honey Crisps at about at beautiful berkeley park, berkeley park folks.
Speaker 2:It's where you need to be today at 2 30 for the, the kickoff, the inaugural game of the season for hendersonville, and that's been just a great conversation. Everybody knows about the honey crisp now and I think the community is really coming around. It's their second season.
Speaker 3:The first season kicked off last year and was a blast and well attended and they play incredible baseball. These are young college players just out of high school and going to college keeping their craft honed, some of them staying with host families around the Hendersonville area. They are tremendous baseball players. Last year the Honeycrisp they finished up like number two in this 30-team league and they're playing great baseball Wow.
Speaker 2:Well, go check them out, folks, the Honeycrisps. Well, it's been an exciting week for me. Yesterday I was up on Schumont Road, up off of Highway 9, and my radiator hose decided to fly off. In that remote place man. I'm up there doing a showing and there's nothing like not having a vehicle that's going to be able to go. But I just want to shout out to Eddie out there at Stars and Stripes for coming out and picking me up.
Speaker 2:Yeah, the tow truck guy and Eddie's just fantastic and he got me over to the shop. They're going to let me know what it's going to cost to get that one fixed. But it's never any fun when you have a car that's broken down. And Eddie just got right on over there. He said it just happened to be close by. Oh man, he scooped me up and close by. I was 25 miles away on Highway 74. In the middle of nowhere. In the middle of nowhere, girton, girton. Oh yeah.
Speaker 2:I made it to Now. The whole deal started on Schumont and I had found a water spigot and I had a jug in my car. So, locally, I duct taped the pipe back on and made it 10 miles folks, I'm not kidding, Made it 10 miles on my duct tape job to where I could get the cell service. Now, hey, listen, this is two people. I mean two phones for one person. I carry around T-Mobile and Verizon, so one of them is my North Carolina real estate phone and the other is my South Carolina real estate phone that I advertise with right. So neither one of them had service. That's how far out I was yesterday. So we still have remote areas here in north carolina where you do not have service. Oh me, but I got through that, man. I got through that. That was, uh, quite an ordeal. I was challenging all my rigging abilities. Man oh man. If there's one thing I've got is it's it's the, the straps, you know the zip straps.
Speaker 2:Yeah yeah, and duct tape, and if I've got that man I'm getting back to civilization, no matter what. But I made it and so that was good. And then, well, you know, earlier in the week, now I've been lucky. You know, one of my hobbies, I've got great friends and family that enable me to be able to play race car guy. So we've got a little foundation inside track shiftcom that we, that we do and and inside track shift we we go race these tracks. We bring folks in like mine, folks that need to get out there and and have a high performance experience. And so we were at road Atlanta last weekend that need to get out there and have a high performance experience, and so we were at Road Atlanta last weekend. And then I was at Carolina Road Park over here in Kershaw, south Carolina. Randy, okay, Doing road racing Fantastic.
Speaker 2:Yeah, man, we've got Corvettes and we had a lot of folks bring their own car this time and that helps, you know, paying to rent this track. So our, our foundation, had a little bit of help this time, which was fantastic. But if you're into racing or want to go, go, have fun and and be able to legally speed, you can come out to track days with us. The next one we've got scheduled is at the Virginia International Roadway, which is up in a remote part of Virginia. But yeah, if you want to bring your Corvettes and your Porsches out there and get some track times Now we don't actually race, we go out there and have fun and challenge.
Speaker 2:Yeah, race the clock and it's fun. We've got vet carts, randy, and that's where we take all the body panels off the cars, rip everything off of it, put a cage on it and send you out there in a, an adult go-kart, basically what it is, and we were pulling times not very far off of what the fast guys in the porsches were doing no kidding there were a couple of of BMWs out there that were just as fast as could be too. Man, I was impressed with what was out there.
Speaker 3:Any electric cars.
Speaker 2:You know, we don't have any electric cars but, you know, I'm sure that's in our future.
Speaker 3:Of course it is.
Speaker 2:We like the rumble of the combustion engine. It's just incredible.
Speaker 3:Yeah, the sound of an electric. You know, dale Earnhardt Jr made this comment a couple of years ago. What's NASCAR going to sound like in a racetrack with electric cars? Is it going to be a bunch of bees buzzing? It wasn't.
Speaker 2:The bees are buzzing. It'll sound like drones going around in a circle. I think so yeah, now at Road Atlanta they had this thing across the street and they were doing uh burnouts and drifting and uh, they had the drones following these cars, man, and they were drifting and smoke going everywhere and all kinds of fun stuff. So that was part of uh my weekly activity. Uh was in, in in my fun life, you guys. Uh, going out and racing cars was exhilarating and the group of folks that we were with were incredible.
Speaker 2:So big shout out to my folks that were with me at the Carolina Road Park was incredible. In Kershaw it's a two and a half mile track and we have all kinds of Corvettes. You can bring your own or you can rent ours, and so we've got C8s, c7s, c6s, a couple C5s and then these vet carts. So we got two more vet carts that we're working on and hopefully those will be ready to go by Virginia, which is October 10th. So, yeah, if you want to come play with us, reach out to me. I'm Patrick over here at All-Star Powerhouse. And again, thank you everybody for listening in. Let's dive into a little bit of what's going on in my world here in Buncombe County, north Carolina. We've got a comparison County North Carolina. We've got, you know, a comparison I'm going to give you some percentages here of compared to last year versus this year, april stats. So some of our stats here. Closing sales we've got. Well, let's see, we've got a price increase on closings about 13.5% on new listings, and then we've got pending sales are up and then closed sales are up. From last year Our average median home sales price was $475,500 here in Buncombe County. Can you believe that $475,000 for a house is the median. The average sales price in Buncombe County was 622,000, and that's up 8% from last year. So we're up 4% on our median price.
Speaker 2:And hey, listen, this is no joke. We don't have any product, necessarily, you guys, and so demand is still out there, even at these interest rates of 7%. I'm still having folks wrestling around in the front yard. I'm not lying. It is really still tough out there, you guys, on finding that great home. Now, of course you've got some stuff on the outskirts that needs love. It's got that 1970s kitchen in it and it might have what I call that yard art. You know, we talk about our yard art. Here we go.
Speaker 2:You just got to ignore that washing machine and you got to ignore that lawnmower. Plus, that lawnmower is going to be an antique, or it already is actually, and so you know you can haul that car off. That's over there. You know you can find its way to the. I had a whole big conversation yesterday about hauling stuff off and the tow truck drivers, you know, coming and picking stuff up and by the time they get done with what they have to charge, you spend all your money that you make at the junk, so it's not really something that you make money on. But you can get that junk out of your yard. There's folks out there that will help you take that washing machine on out of there and so. But yeah, so for $622,000, you can find you one of those treasures. We've got them.
Speaker 2:Yeah, our price is a little bit higher than most places, maybe you know, I don't know. But list to close, you guys, how many days? All right, so you just put your house on the market. Okay, it's going to take 90 days before it's gone, and so that's on the good of it. That has increased 89 days, whereas a year ago it took 100 days for your house to list to close on average. So it's up about 10%. Well, that just tells you right, there competition is up. It's less days on the market because there's not as much product. Now, of course, the stats tell us there's more product, but what kind of product is it? Days on market until sales is still around the same. It's 43 days.
Speaker 2:Average list price in Buncombe County our average list price is $770,000. That's our average listing price here. So our average sale is $622,000. A year ago the average list price was $660,000. So that's $110,000, a 16.5% increase on list price in Buncombe County, north Carolina. That's just incredible. So, folks, if you're thinking about selling your home, you're still in there. We've got a unique situation, you guys. It's like a perfect storm. It's a great time to get out there and sell your home while the supply is needed, and so if you need some help with that, just give me a call, I'll come out and give you some ideas.
Speaker 2:I'm honest about what I think it needs. Of course, two years ago, three years ago, you didn't even have to worry about it. You just leave that yard art in the yard and you're not going to have any problems selling your house. But it's gotten a little bit more challenging for the homes that are on the outskirts and in other counties surrounding Buncombe County. Their numbers aren't quite as similar to this. Hendersonville's been doing really good Maybe we have a chance to look at that but the inventory of homes for sale has gone up 23%. So thank you to those folks out there buying and selling. Putting your home on the market gives us an opportunity to have something for these buyers. I've got out there, which I've got a lot of them and we're still going for homes and we still miss on homes. So month's supply on inventory has gone up to 2.4 months for our supply. So that's pretty cool for our supply. So that's pretty cool. And and so we we've got these numbers here, you guys. Year-to-date, we are finding ourselves to be an increase on pretty much everything. Year-to-date new listings 1400, which is an 8% increase. And then so yeah, we've got some, some, some listings also.
Speaker 2:You guys, if you want to go check out our website, uh, uh, it's mountainhomehuntcom, uh, mountainhomehuntcom, and there you can find our listings. You can search around and check and see exactly what home in our areas that we have in our brokerage here. So we've got several. We've got great ones.
Speaker 2:I've got one here, that is, if you need land, I've got 176 acres of pristine, just beautiful, wonderful hunt property. It could be developed. There's all kinds of 360-degree views there and it's phenomenal. So if you want to do a five-acre compound and do a community there, there is all kinds of opportunity there, 360 views on all kinds of hilltops, and it's already got a lot of fire roads in it. But when I was on the property the other day, I got to see all kinds of footprints from bears. I was told about these too from an expert hunter. But anyway, just every kind of critter on this property that you would want to run into it's there. So there was all kinds of footprints everywhere, sasquatch that I ran across. Uh, but we did. We did run across a bunch of bears. I had a bear in my trash can this morning, oh, wake me up I heard the garbage can hit the ground and the bottles flying around.
Speaker 2:He was going for the recycled goods. And well, I told him, I screamed out there, that's not the good one. The good ones right next to it, the green one, go for the big green can there? And she's a big girl man. I live close to Dunkin Donuts, right down the street, right at the top of my street, and so it's like Bear Alley. There's's a creek, a park and then Dunkin'. Donuts I mean what else?
Speaker 3:Free roaming for the bear man.
Speaker 2:Yabba-dabba-doo, here we go, man, and I can't tell you how many gates they've put on this dumpster fence going around this thing. It's got to be pretty nice. It's in the city, right, so it looks nice, but the bears rip it down around this thing. You know, it's got to be pretty nice. It's in the city, right, so they, it looks nice, but the bears rip it down. So now it's like, ah, we're going to fight these guys, we're just going to next.
Speaker 3:Things will be barbed wire all over. They don't care, they'll go through that they'll go through that they're destructive, as all get out. This is an eight foot fence.
Speaker 2:They just do not care. No, they will come back. Black bears will, yes, I've been told. Grizzlies don't like to really necessarily climb, so if you're out west, go ahead and climb that tree Around here, but around here trees not going to help you.
Speaker 3:That's right. I don't know what helps you. That's not a good one.
Speaker 2:A good set of feet. Elbows is all you would see. No, most of the time they're docile. You guys, I've only really had one experience with an aggressive bear and she was a mama bear and she was manged and skinny and had three cubs and uh, so she was looking for some bittles and yeah, when I ran into her.
Speaker 2:I was way up in the woods so they were foraging and and not having much luck, evidently, because she wanted everything in my truck. And she got on my truck and she tried every handle. Brother, I'm telling you thank goodness for the little beep, beep, beeps, because it was unlocked until I saw her on top of it and I locked it, you know, and she was one of those, those snickers that I had in there were calling her name. But anyway, yeah, you don't have to worry about the bears necessarily. Stay away from them, you know, give them their room and they're not going to mess with you at all.
Speaker 2:That's so true. I mean, I'm around them daily and I've walked around my car and on a going on an appointment, of course, you know I'm running on time, so but I'm still being quick about it, right? So I circle my car, randy, and boom, there she is at my corridor and it's like hello, how we doing there. Oh man, that's nothing like getting your talk about a high performance experience. Oh man, my heart and my everything went crazy make you squeal like a little girl.
Speaker 2:I squealed like a little girl and sort of ran around and my neighbors were video and I didn't realize it. I threw my hands up in the air and then took off. I'm the same way with snakes man. I ran into I don't know, I don't hate them, I don't try to run them over or anything. I'm glad we've got them, but panic sets in. But panic sets in. I had a story one time. You guys, I was showing this house and I stepped on a snake.
Speaker 2:I backed away from it and went to pick her up. And I picked it up and I was showing the client hey, look at my snake. I found a snake.
Speaker 2:I was trying to be funny, but there was another snake with it that was wrapped around my leg, Randy, and here I'm dancing, showing this lady this snake. I look down, this thing's climbing up my leg oh, you've never heard the highest pitch sound come out of a man. Talk about flopping around and slanging that one snake in my hand and and dancing getting the other one off my leg. I was embarrassed. I haven't picked up a snake since you guys. So my snake picking up days are gone.
Speaker 3:Mine too. I never had them.
Speaker 2:Oh man. Anyway, we've had some fun times, me and my wildlife, here in downtown Asheville. We've got it. I've got some spots, you guys, I can take you to. If you want to go ride around looking at houses or bears, give me a call. Or snakes, or snakes, I can dig them up and find them for you. The stats, though, are saying hey, listen, we can't just ride around, we've got to really get on it.
Speaker 2:If we're trying to buy a house in Buncombe County. Now, of course, you guys, this is a little bit of a misdemeanor. I mean, we all know that the economy is going to drop off. We're being told left and right, you know, interest rates, this and that up and down. What do we do? Listen, if you need to move, you need to move. I wouldn't hold on to it. You've got to move on with life and make those changes, and, unfortunately, some of us can stay.
Speaker 2:I was having a conversation yesterday with a guy hey, man, I've owned my house since the 80s. No way that I could sell my home and be able to get back into something. I just couldn't afford to do it, and so I agreed. But then I showed them hey, listen, there are ways to get that home on the market, get it shined up. You know we've got this CPO program. It's a certified pre-owned home, you guys. And what do we mean by that? Well, certified pre-owned, we mean to go ahead and get you an inspection on it, go ahead and get your appraisal, go ahead and get those repairs done, find out what's going on with the home, get the major ones taken care of so that when you go to market you can get top dollar instead of it being a mystery.
Speaker 2:And then you discover and oh goodness, I've got something here that's a teardown and not something necessarily that's worth the value that I thought it was. And then you've got to chew on that. And then you've got a stigmatized listing. And what I mean by stigmatized is it's already got a bad reputation. Why did it come back to the market? What's going on with it? Oh well, it had a little bit of water under it. It needs a new roof. Oh, it needs this and that. Well, some of those are small, some of them are large. If you can't get those taken care of, we've got a cash cpo program. Cash cpo, you guys. We come in. I've got an investor company that will come in and and offer you a full market price offer for your home. What? What do I mean by that? Well, they come in, they'll appraise the home, they'll pay what the home appraises for. So at that point in time, they'll come in, they'll fix that home and you can use their funds, their contractors, their project manager. Of course they have to charge a little bit of a fee to be able to do that, but they'll come in and sharpen that home back up.
Speaker 2:So I ran into one yesterday. Well, it's moisture underneath the house. Oh, what's the problem? It's got 30% moisture. Well, what does that mean? Well, whenever you have water like that, it eats away everything, it breaks it down. So all your wood truss, all your you know, everything in the home becomes a victim of moisture and water, and it's God's way of being able to break down everything. So you want to keep that moisture from outside the house and from inside the house and you want to evacuate water from the home positively always. You guys Water. If you've got water penetration anywhere in your home, don't put it off. It brings all the bad stuff, from molds to damage to. You just got to replace everything. Well, guess what loves a nice moist wood Termites. Well, hey, there you go. You got some termites now to throw in the mix, so keep all those moisture problems taken care of in your homes Back to that CPO program.
Speaker 2:They'll come back in, though, and they will fix that home, get it back to market. Once everything all your closing costs, your commissions and everything are paid for, they will provide the original seller back all of the proceeds, all of the profits if there are any. Now, of course, in this market, you want to come to the market having the house ready to go, and if you do, you've got a great opportunity to get that top percent. Now in Buncombe County a little bit easier to get that top dollar, because we're fighting over homes over here. But if you're on the outskirts, or maybe your home is in Buncombe County but you're up on this high hill and your home's falling off of it, that happens. They can bring the structural engineer in there. You guys, get that thing taken care of. We'll put some sturdy foundation holders in there and jack that house back up and get it to where it's not falling off the side of the mountain. If it needs to be Now, if you're in a situation where you can't pay for all that, then this company can come in and they'll provide their contractors.
Speaker 2:They'll get everything taken care of. So you don't have to do any listings, you don't have to worry about anything. They come in, they close on the home within two weeks. You guys, we can get your house closed. They'll come in, do an inspection and they'll do an appraisal. If both of those come back favorably and you've got enough equity in your home, then they will absolutely purchase that home, get your loan paid off, you can move on, take the proceeds from that and move on and find you another home. And it's quite easily done If we get it back to the market and it's been fixed.
Speaker 2:You know, in this program I've helped folks that couldn't afford to replace the septic system. Well, let me tell you, it's hard to sell a home without a septic system. I've had it rewired. I've had homes put a new roof on it that started leaking. Well, what's that? Water damage on the roof? Well, we've got a hole in our roof. Okay, well, what else you got? Because if you've got a hole in your roof, you've probably got other problems in the home too.
Speaker 2:So, cash CPO, our program there. Now it's not just a cash offer. Maybe you're going into assisting living or maybe you're going into a foreclosure situation. This is an excellent way, you guys, to save yourself, and so, uh, definitely give me a call and and check us out over there at all-star powerhouse, 828-333-4483. If you've got a problem home, I do really good with problem homes so, yeah, bring me on out. I can get you an idea of what your problem home needs and we can get it to market. And I've had great success using our cash CPO program and you can go to cpoexpertscom and really study that.

She's accepted the medicines that they provided for her and she's mending herself and getting back together, and so let's continue to send that love and those prayers out there to her and appreciate that you guys sending all that out to us. We really feel it and appreciate you reaching out. Everybody has been really just phenomenal on letting her know, just letting her have that energy, that people care about her, and so that's always fun and good for us. We always like a little bit of love and being able to mend ourselves when we're in situations where our body's giving out on us and being able to put ourselves back together.
Speaker 2:But yeah, so real estate in Western North Carolina. We've found that it's still difficult to find homes, you guys, and so if you're thinking about selling, go ahead and get us out there. We'll give you some great recommendations. Maybe it's something that you were thinking A lot of times. I'll go in and do this. And well, folks were wanting to put up some blinds. Well, you don't know what kind of blinds that folks coming in are going to buy this home and your style, your home's 1990s to 2000s, and you've got the uba tuba and you've got the gray walls or the tan walls. Well, guess what Gold fixtures is coming back? Your kid Harvest gold Harvest gold fixtures are coming back, man. And so some of these homes. You don't have to do a whole lot, you still got the fixtures there, they're still there man, they might be tarnished a little bit, but you still have that gold fixture.
Speaker 3:I tell you, when you bought a harvest gold refrigerator back in the day, it was a tank man and it was built to last. You probably still got that thing in the basement somewhere keeping the beer cold cold, or at least on the front porch.
Speaker 2:I mean you know that old general electric is still cranking out man. What do you mean? It costs five hundred dollars to run it a month. People don't realize. My mom had this freezer, you guys, I'm serious. It was a 1960s model, this thing was a tank, but it was great man it was. You know, she loved this thing and I was like mom, yeah, it's 300 a month in power.
Speaker 3:This thing, the gent, the motor on it was oh my lord and the handle's broken on it and there's a pair of vice grips yeah, you got to pull the vice grips to open the door.
Speaker 2:Man, I got this thing from a neighbor in high school or something. Drug it down in there, put it in the basement and she loved this thing and it was in pristine condition man but the, the handle worked and everything. It might add a little bit of salt and pepper on it, but it was still uh, that freezer man, but yeah harvest gold is coming back yeah, her power bill, I'm serious went down 80 bucks a month.
Speaker 2:I'm being real about that. When she unplugged that freezer I was like she was excited to tell me too, because I kept on telling her, hey, listen, this thing's not working. You got two stakes in there and they're ice-burned anyway, freezer-burned, whatever you call it. Anyway, yeah, clean that stuff out of there. You guys, nobody wants that freezer. Pull that thing on out of the basement. When you go to sell your home, clean it up. You know it's best with less, so minimize everything, you know. And I just went into a home. They piled everything in the garage. Well, I happened to have a garage freak with me that was really wanting to know if it had an outdoor. You know, man door going inside? Is there windows? Does it have a workbench?
Speaker 2:We couldn't see any of it because they piled all their stuff in the garage. So maybe I don't know you guys. I know you want to try not to spend a lot of money when you're listing your home, and I get it. But sometimes just putting that stuff in storage'll even bring out the attic guys will bring out the thing and you just load it up, they'll come get it and take it away for you and then you can, when you move, and you can bring all that stuff back into your home, go ahead and clean it all out. Let it be seen like it's going to be the person coming in to buy its home, and so I just suggest just clearing it all out if you can. Sometimes you can't, and then moving it to the garage is probably the best option.
Speaker 2:So the inside of this house was oh, it was perfect. So Mom was all about it. Dad went to the garage. What's going on? And on listings a lot of times they don't show the garage. That's the man cave, by the way. So it's a good idea to have the garage in there, because, well, guys have to have a place to go and sort of beat on something or talk to themselves or listen to. Maybe you're listening to me right now. I don't know. I do get a lot of conversations that folks are at work listening to me my goofy conversations here on the radio station.
Speaker 3:Or you listen to a little country music called there's a Tear in my Beer Car.
Speaker 2:We were singing that earlier, you guys and Randy knows all the words I was just saying. There's a tear in my beer because of my car. Man they're going to try to charge me a gazillion dollars for that thing. I know they are, but I'm okay with it. The guy over there, kevin at Experts he's great man. He'll take care of you. So if you need some car repair, I've figured it out. I like tinkering on cars. You know, when we go do the race cars yeah that's most of what it is.
Speaker 2:We're in the you know the shop right there in the garage we're usually putting new tires on, putting new brakes on adding brake. Yeah, all that race car stuff and those guys. It just is. It's fun conversation and it's always laughing. So it's a place that I get to go to and just get away from it all. It's a huge fresh breath of air for me I very much enjoy. Now, of course, I've been doing a lot with my photography too.

Speaker 2:But that's one of the things you want to do. You want to find yourself a good real estate agent and start working with them beforehand, start practicing. The reason I say practice is you've got to really be on it right now. You know you've got to have your. If you've got cash, well then you're sitting in a great situation on being able to win in a bidding situation. Being able to win in a bidding situation, being able to win that home.
Speaker 2:So if you, you know, run into a situation where maybe you're using a conventional loan, well, make it look good. You guys, make that offer look shiny. You want to make it look like a diamond, you know, show them something shiny and so, having a good, here in North Carolina we've got due diligence and we've got earnest money. Well, due diligence is basically a period of time when you rent a home and go in and do your inspections. Well, during that rental period they want a little bit of rent, we'll call it, but it's a compensation to be able to go in and investigate their home. And if you can make that shiny you know I don't tell my clients what to do because I'm not ethically able to but if you can make it as shiny as you possibly can, if you really want that home and you feel good about it, maybe you put a little bit bigger due diligence down to entice that seller that oh look, they're putting a big pile of money in my face.
Speaker 2:Now what happens with that due diligence in North Carolina is that goes directly. You write a check to that seller, they go and put it in their checking account and then they go take a trip or they do whatever they want with it. That money's gone, but it does go towards the purchase of the home. So it's a little bit different than earnest money. Due diligence period in North Carolina is a set amount of time that you agree upon, and sometimes it's a week, sometimes it's two weeks and then after that due diligence period your earnest money kicks in. So if you put money up on earnest you know, I've recently I had a zero due diligence. They didn't put any money up front because it was a place that needed some discovery and the seller knows this. But they put a huge amount of money down on earnest money. So that means that after that that due diligence period is up, that earnest money goes live and it comes right to you. So at that point in time you only have to wait till closing day and then you get all the proceeds for the sale of your home. So that's in any transaction. That's on our contract in North Carolina.
Speaker 2:South Carolina a little bit different for my South Carolina listeners, but because we're primarily here on the radio and in western north carolina we'll talk about the north carolina contracts. They also, uh, you know, in in north carolina, you've got, when you get a buyer agent out there, you've got to sign an agreement with them. And right now the discussion within the realtor world is about commissions. So definitely have that commission with your realtor. World is about commissions, so definitely have that commission with your realtor. We at All-Star we are going to continue to pay the 3% and find our way to be able to pay that full 3% at any opportunity we can, because we know the cost of being a realtor, having to pay for all those services that we provide. So it's one thing that, uh, what do we got randy, got somebody calling in the the lady herself, rowena patton, miss rowena pat all right, here she is, you guys.

Speaker 6:oh, we're also on this beautiful. I just wanted to mention that you know we are super busy with listings right now. So I've got three listings set up for next week already. So you know, I'm going to see a gentleman in Hendersonville on Monday who is calling because he's breaking up with his person and it's very sad and he knows that there's a bunch of stuff needs doing to the house. So we are going to look to do it traditionally, listing it in July. But also I'm going to explain to him that I will be able to bring him a cash offer where, if he wants, he can be out in two weeks or get his money in two weeks and therefore find his new home without a contingency. It's so important, guys. He needs to move on. He wants to lower his mortgage. He'll be able to do that with all this cash in his pocket. He could have that as quickly as two weeks' time, then stay in his current house until he's put a non-contingent offer on the next house that we find him you want to help him find a house, patrick.
Speaker 2:Oh, I would love to help him find a house. You know I'm an excellent buyer's agent.
Speaker 6:Excellent all the way around. But this is how we work on the team, you know. So I'm going to see him Monday and then, once we get him listed, we'll look at. We've got a massive list of buyers out there, you guys, that we just can't find houses for. So the point is, if you're even thinking of listing, give us a call. There's enough of us, we'll stack it all out. I'm looking for another couple of listing appointments next week.

Speaker 2:Little Pisgah, okay Little.
Speaker 3:Pisgah. Oh man, man, that's a beautiful shot. You. You can see downtown charlotte. You see the glass reflections of the buildings in downtown charlotte from little pisgah. It's just an incredible and bears everywhere oh man, I love little pisgah.
Speaker 2:Now I've got a piece of property on the MLS. You guys you definitely need to go look at it because it's got beautiful views of Little Pisgah, really, mount Mitchell. You can see from it Chimney Rock Wow, I mean, it's right there off of Highway 9. That's a beautiful part and just a beautiful area. Yeah, I like driving Highway 9, just because I like to go fast in those curves.
Speaker 3:But when I say fast, I don't go over 45 you guys, there you go, and that's fast on some of those curves. That is fast, that's fast.
Speaker 2:But you know, I've got a little car that zips around them so it makes it fun when I go on listing calls or buying appointments out there. It's just beautiful the whole area. So yeah, check out that if you're needing land and want to build a home, that piece of property whoo is incredible.
