You've got the Real Estate Radio News channel here going and we want to cover a lot of great things today. I've got a cool guest, my workmate Rich, today with me and so we're going to bounce off different programs with you guys that maybe could help you understand the real estate market right now here in Asheville. We've found that it's kind of balancing. It's almost like traditional real estate as far as the traffic and then what's on the market. We're starting to see a little bit more activity. But yeah, so the show today I'm sure we'll cover a little bit of the CPO.

And that's that's beyond phenomenal. That's a lot of homes going into that many homes, and I'd like to welcome Rich here. He's come on to our team, been here what two and a half months now, going on and having great success. Rich, I want to applaud you, man. You just stepped in right into our radicalness. I think you realize how fast of a pace our life is and it's kind of fun in it.

Rich, I've had really a lot of fun traveling all over the Western North Carolina area. Last week we were touching on I did the parkway and I went from up in Leicester area all the way down to Horseshoe and I cut through an area and it was kind of fun. And this week's been fun too. I've been able to travel around. I was able to go to Canton and blown away by the parade oh the Christmas parade.

Speaker 2:

The Christmas parade. So I got lucky and I had a nice spot on the corner and, man, they had all these lights going on.

Speaker 2:

You know they do it at night so it started at six and those folks put on a show. I was thoroughly impressed and enjoyed and I stayed to the end of the parade. And me and my girlfriend Teresa, we've just had a ball over in Canton and it was so refreshing to be able to do big breaths of air and not feel like I was getting contaminated. So it was fantastic. That community over there in Canton has been just fantastic.

Speaker 2:

I know Randy knows that over there with the closing of the plant just how much better our air is and our community's gonna come around and lift Canton and find a way to those families that were affected by the closing of the plant, find a way to lift them up and help those folks survive. But it's better for all of us breath-wise. You know they call it the what, the paper town. Now it's the paperless town and it's gonna be great. I know that the worst thing in the world has happened for some folks but you know out of the worst things something can come out of it positive and I think three or four years down the road Canton's going to explode. It's just so wonderful that our pigeon river is gonna be nice and clean and our air is feeling good too. So thank you, the folks in Canton, for everything you've done for our community.

Speaking of Christmas parades, just to learn that the Marshall Christmas Parade that was scheduled to start at 11 o'clock in about 45 minutes has been canceled due to the weather out there, the rain, and that rain's expected to stick with us for a while. Maybe you're breaking it this afternoon, back again tonight, but anyway it's had a victim. The parade in Marshall is canceled this year.

Yeah, yeah. And one thing Patrick forgot to share was he was only at the parade waiting for Santa the last one.

Oh, it was a good Santa.

Well I did telepathically. I shot it over to him and let him know what I was looking for. So Santa's got me on his mind for sure. Mrs Claus was there with him, gave me a big wave and a smile and a candy cane. So, feeling pretty good this year, I've gotten not very much cold coming my way. I'm feeling I don't know.

I'm so blessed to be able to be in this community and be able to share with folks and be able to travel around and see homes and meet people and be a part of a program that you know CPO has really helped a lot of families and it's a new way of doing real estate. In our area you find a client that may well. We did go on an appointment together. We ran we won't use his name, but we ran into a charming guy man. He was fantastic. It's fun to go in and let somebody share their life and what their fun in the home was, and for this particular gentleman it was looking out the back door at all the wildlife.

He had quite the artwork in that backyard, didn't he? He?

Mother nature is very, very big up there.

Speaker 2:

Yeah, so that was fun for him to share. No, that's something that he's walking away from, but he had all the memories on his phone. He's getting ready to sell his home and gonna take off and travel the world. You know, he was in the Navy for I don't know how long.

Speaker 4:

That's what he said. A big thank you out there to everyone who served.

Speaker 2:

I tell ya he made fun of it. But what a hero this guy is. What a lifter and he didn't know it, you know he made fun of himself the whole time but what a great contributor to life and how positive he was. All over his house be happy sunshine. It was just all the positive uplifting that he was doing for us and it was a breath of fresh air to go in this guy's house.

Speaker 2:

It was you don't realize that we all need a little more of that. Oh man, the human part of my job is fantastic. I can go in and communicate with people and talk to them and sit down at their table and learn about their life. I don't know, it's good for me. That's what I need. My day to day walk. I need to be able to communicate and be around people. I'm definitely an extrovert, so I appreciate you All you guys out there listening to me. We've got the 2409962 telephone number there. Please keep it. It's a nice steady, soaker too. You guys, with all those wildfires we've had around here, woo, I've been seeing the helicopter flying around with the bucket thing. They fill that thing up and it was over in Arden and they must have had one pop up last week and they were working man. They were coming over to a pond close to me and the clack of that Huey helicopter going around and picking up the water and then lifting up and those guys were working real hard to keep our area from burning down. Man, all those fires.

Speaker 2:

So this rain, this soaking rain, is beautiful today. We're embracing it and I enjoyed having the rain hit my coffee as I came in today. It was hopefully there's not any acid in it, but yeah. So CPOexpertscom We've got all the programs there. If you wanna go there, you can find out about it. We've got FISBO, cpo. Now that's my four sell by owner folks and maybe you've been out there. One of the things I've found about four sell by owner is their frustration. Is people coming in and realtors calling them and saying, hey, I got somebody with an offer. Well, we really do have somebody with an offer.

Speaker 4:

And we bring it with us.

Speaker 2:

And I've got the offer right there in my hand Now. One of the nice things about it is we'll list your home traditionally, no problem. But we do wanna put this opportunity in front of us because, hey, you might not wanna go through the headaches of listing your home. Maybe you don't wanna have people coming in.

Speaker 2:

People walking through open houses. Oh, the four sell by owners that I visited just lately because they're so frustrated because they get stood up. Nobody came or somebody said they were coming and then they canceled right before and they just took the whole day getting ready. And I understand as a real tour I've been there myself when you've made the day ready for someone and then they cancel on you right there at the beginning of it and you don't get to go out and show them homes and then you gotta go figure out what you're gonna do with your day. So that's frustrating for those folks out there trying to sell a home in this market is. You know it's balanced. It's a balanced market, I think right now I mean it's declining for sure. As far as pricing is going down, I've seen a reduction in where the peak was, which I believe was at the beginning of 23,. It sort of started coming down and then our rates going up has really slowed down the ability of the purchasing power for our buyers out there.

Speaker 2:

I'm finding that in this market you guys, about 55% of the sellers are seniors, so that's your 55 and older For my seniors up there. You know we've got CPO programs for assisted living and maybe retirement in a state. Maybe you want to look at that reload CPO program that we've got and take a look in depth as to maybe it's a little bit easier in doing a four-cell buy on it. But our seniors out there are 55% of the sellers and they're 45% of the buyers, so when they're going out they typically have a pile of cash. So we still have cash offers and on particular properties not all of them of course, and it's a smaller percentage for sure, but we've got. You know there's some highest and best offers by whenever. I'm still seeing that email coming over.

Speaker 4:

It has slowed down a little bit, but it's still happening. We still have some people. It's still happening and you know, if you're looking at this time of year, those are serious buyers. They really want to own a new home.

Speaker 2:

Now I've been listening to the radio rich, you know, I might listen to the radio a little bit and I was here and one fellow talk about next year. If they do drop the rates any, it's going to create a frenzy of people back on the market and I've seen it. Actually over the last month with my listings I've got some more people coming out there because the rates did dip just a little bit. The bond market went from around five to 10 year to around 4.1 something and so with that activity the stock market sort of had a good couple of weeks here and moving up and the rates have dropped a little bit because of that. So the market sort of saying, hey, you know, maybe that employment number and maybe these numbers and the hold back that the government has been trying to create, which has definitely happened you know they slowed down the money, that's for sure, and maybe it was needed. I don't know.

Speaker 2:

It's crazy there in the real estate and the pricing going up. But if they drop those rights man rates any, we're going to see a lot more buyers back out there and you probably will see another price increase because then your demand is going down and you know there's still people. There's a ton of people looking for homes. It's affordability right now. So let me tell you this, folks. Here's why CPO is such a great program. What we do is we come in our market is we've got homes when I go into these homes, but they're needing some fixing. You know, they've got the washer machine on the front porch. They've got the floors that are sort of wore out. They're hardwoods but they just need finishing you know, it needs a paint job.

Speaker 2:

The roof is sort of beat up. So I'm bringing in buyers and they're coming in and they're paying top dollar for the money, the interest rate being at seven plus, they're just paying top dollar. They've got to come in with a pretty good, decent down payment. So the homes have been increased price wise over the last three years, in some cases doubled, and so you got folks that need to come here.

Speaker 2:

They've got jobs, they've got family, they've got reason to come here, and I won't say affordable housing, but just housing that is in good shape. When I'm paying top dollar, let me have a home that's going to be decent. So I don't want to come in and repair and do, and folks just don't want to do that. They're coming into a new job, a new life, new family, new whatever, and they don't want to put that new roof on there. So they're looking for the homes right now, you guys that have been sharped up and you know we've got some investors out there that have been cleaning up and redoing homes and putting those back on the market and I'm so thankful. But, cpo, what we do is we come in and we'll take care of those fixes for you and if you'd like, you can use the CPO program to do the repairs for you and then, once the home is sold, we would then be able to pay those back, pay for those repairs, and then you get to enjoy the profits from having the house cleaned up and making it really something spectacular for your new buyer coming in. Now, hey, a year and a half ago take it or leave it I was seeing listings rich with I mean just whatever the clothes everywhere, furniture, you know, just a trash place and they would sell top dollar overnight. It was crazy, incredible, highest and best by five o'clock. Yeah, it was a frenzy on those, and so we've gotten way away from that.

Speaker 2:

I'm seeing these homes that need some loving. You know, hey, listen, if it smells like an ashtray and it's got a moisture problem ie the basement's got a flood coming through it or something maybe it's got structural issues. Let's get that house cleaned up so that when you go to market, you know traditionally two years ago you go to market the houses whatever here, take it or leave it. But right now you've got a little bit more savvy buyer. Because they don't have the money to fix these homes, you guys are putting it all in the mortgage. This costs them twice, three times, what the money was. A year and a half ago we had 2.99 rate and now you know we're at the sevens. Think about it. You know I went from I don't know $1,800 for a $300,000 home and now it's $2,932, $3,300.

Speaker 4:

And definitely cleaning that up and making it bright and shiny moves you much closer or faster to closing. Yeah, so that's what everyone wants.

Speaker 2:

Yeah, let's take advantage of that CPO program. Let's get a fresh paint and coat on it or coat of paint on it and I don't know, maybe it needs a new HVAC. We'll take those funds there and we'll upgrade that home and then, quite honestly, a lot of the time because of the upgrades we're able to come to market with a little increased price on what the value of the home is. Now you know we do a CPO home so we find out with an appraisal what the value of the home is. I've been seeing rates drop as far as what people are getting on for their homes and so the amount is as far less you know. In one case down in Hendersonville I had a house on the market for $525 and it came back when an appraisal of $450. The home is still on market and reduced it any and sort of keep my eye on it because we had the contract on it and we had to walk away because in the seller was like we can't sell that house for $450. We just can't and I think they, you know, were upside down in it and so unfortunately somebody's going to have to eat it on that one a little bit. But now that's what you call in the declining market and we are in a declining market.

Speaker 2:

You know, comet Hugh Glar came up with the economic cycle, you guys, in 1860. And it's been true to this day. You know, you go through peaks and valleys, and about every 10 years you go through an economic cycle, a recession. Then it, you know, corrects itself and prices get better, and then you know, it raises up and then you go to a peak. And so we just came off of a peak, although it was inflated artificially a little bit, you know, because of all the money that the government was able to put out into our economy, because of the C? O. B.

Speaker 2:

I, D, but now that's sort of starting to correct itself. And with those rates and with the market, they're saying that the you know the percentage of inflation is going to be right around 4% this year. So if they can get that corrected, let's see what December is doing Going to the spring with maybe some lower rates, will really have an active spring if that happens and I'm kind of looking forward to it.

Speaker 2:

Yeah, because we we've got folks out there that want wanting to need a bigger home, maybe because they've got a larger family and the prices have dropped so you might be able to find an opportunity. It's all about, in my opinion. Hey, if I've got a job and I need to be close by because of our traffic everywhere in the United States, you know you're wanting to be closer to your job, right centrally located, to find a home like that and to be in an area close to your job. Sometimes you got to kind of you know Mills River I'm just thinking of Arden Mills River area. Those homes are a little bit more expensive down there because of all the convenience is all around. You've got all the shopping, you got the airport, you got the highway, you got convenience everywhere all around, so those homes go a little bit more quickly.

Speaker 2:

This area is incredible, our whole diamond. I call it kind of a diamond area. We've got 26, that kind of runs north and south in Asheville and then we've got 40. It goes east and west. We've got a really nice junction here that you can come and enjoy our mountains and we've got all these beautiful hotels that you can stay at, fantastic restaurants. Last night I was a little bit spoiled. I got to go to the Tupelo honey and oh, Tupelo is very good.

Speaker 2:

Oh dog this place. Now I get it, I get it. I was like, oh yeah, whatever biscuits, blah, blah, blah. No, it was really good man. They got these biscuits and jam and had a really good wine list and we had fun. It was a great little opportunity for us to get out and see Asheville. It's in a cool little area, triangle area, downtown Asheville, just a little plug there for those guys. They were great to us. Ashley was my waitress and she was phenomenal, so shout out to her. We really appreciated it.

Speaker 4:

And I know it's not a secret, but we are the number one beer city in the country, so if you like micro brewers and breweries there's not. You can't go more than half a mile without finding something fantastic for your taste.

Speaker 2:

Oh man, beer city. Thank you, yeah, from Highlands, Catawba, Hillman's is one of my favorite. I went by there this week. They've got their main places down in Old Fort and I've got a listing down there so I get to drive right by those guys.

Speaker 4:

Sierra Nevada is always one of my favorites.

Speaker 2:

Oh well, sierra Nevada. You guys, if you haven't been to Sierra Nevada, here in Ashville, north Carolina, it is the Biltmore of breweries. They built the place for 500 years to last that long. So if you go in there and you look at as a person that's built homes a lot in my life, both personally and with clients, I was very appreciative to all the copper and just the foundation of this place and the amount of workmanship there, the beams, just everything. And yeah, when you go in there you're like, oh okay, they're not gonna change the way beer's made. So they pretty much know they can make this place and it's gonna continue to generate delicious beer. You know just anybody out there that works at Sierra Nevada. I would really love for y'all to bring back that peppercorn saison, please. Peppercorn saison.

Customer service is fantastic.

Speaker 2:

Yeah, man, this is so delicious. It was crazy peppery peppercorn. Bring it back please, please, bring it back. It was delicious and you had to go there to get it. So they had me, man, they had me. I was swinging over there and getting the pint, you know, oh, man.

Speaker 4:

Well, it's conveniently located next to the airport also, so I've been there when people are coming in with luggage wheeling in and out, so people are hearing about what's going on.

Speaker 2:

Yeah, well, maybe Chris over there Helman, he's the beer guy, he brewmaster If he could make me a peppercorn saison that would be fantastic.

Speaker 2:

I would call it whatever. I would call it the franzin'. Yeah, you guys, thank you for listening to the news radio show today. We're very appreciative of all the listeners. I've been seeing my appraisals. If I got an appraisal three months ago, I have seen those drop off, you guys, and I really haven't seen one increase.

Speaker 2:

So I feel like we're in that economic decline that we've been talking about. You know, we kind of went through the denial stage. We've gotten through the fear part. I think people were sort of accepted that rates have gone up. We're gonna have to live with it. So we're starting to, you know, get the acceptance part of it. Now we're figuring out how to work, how do we make things happen and still maintain our jobs, our lives, our homes. With the increase with the price of money and you know, seeing this inflation that we have Paying for Thanksgiving this year was about twice for most folks.

You know, christmas is a little bit more gifts although I've been seeing a lot of sales Gifts are more expensive. So we're all sort of tackling that and I appreciate the folks out there that have come to us to try to figure out how it is. We can best get the most value out of their home and create a nice home for the community and get a home that's livable. You know, give folks 10, 15 years in a home where they're worry-free. Oh yeah, no, I'm digging it, randy. Thank you so much for bringing that back up. That's, uh, you know, tatum O'Neill's dad. For you younger folks, that's who that is, man, I tell you it's. It's been a really fantastic Saturday here in Asheville. We've got this beautiful Rain coming down and I needed to come down a little bit more so we can catch up with our volume. We went through a little bit of a drought, you know. I guess it's been since August.

Speaker 4:

Really, we We've been a little dry, so nice to have this rain coming in and in showering us with, with all the goodness so yeah, and I don't want to hurt anyone's feelings because I know some people are waiting for the snow, but I'd rather have it raining than having the white stuff fall until at least Christmas. Everybody likes a little snow for Christmas Eve and Christmas, but I'm good at that.

Speaker 2:

You know, I've been seeing that there's been a lot of activity, people wanting to see a white Christmas and we actually had a white Christmas here recently in our past, so that was pretty cool. We We've really got a fun community here and with the El Nino, if we get snow we're gonna be out in our streets with our neighbors and sledding all night long and Improv and having probably having a little, a little schnapps or something To make our way down the hill sledding. So I can't wait. There's a commercial on TV with three ladies sledding down.

Speaker 1:

I love that commercial.

Speaker 2:

Oh man, I love that. That's like the greatest thing ever. And and so if you're out there, grab your girlfriends and go sled, get your little seat cushion right. I don't know what commercial or who it's for, but that's a good commercial. It's probably Amazon. I don't know, I believe it will, I believe it was so. Cash CPO program. Oh well, we'll go ahead and get ready, for if they wanted to go with the program, they accepted the offer from our buyer Fred we would go ahead and get those appraisals and inspections scheduled and Make that happen real quick, within 10 days, you know. And they've got a 10-day period there where we get those inspections and we make sure that the values there and at that point in time we schedule the closing, which can happen within 15 days, and Seen it happen. It's a cash offer, you guys, so it's pretty easy for the attorneys. You can use your attorney, whoever whatever and Get you the cash for your home pretty quickly here and Take some of that ease off of you if you're feeling something.

We've got a lot of really good small companies that step to the plate for us and they're eager and anxious to get us taken care of and and I'm so thankful for them because that's part of my network and that's part of it is getting you a good value, good price, on fixing the home, and and then turning it around and getting it back to market, and that's what we do for you.

What the homes, although we are still in a in a declining market, I'm starting to feel it on the outside of Asheville, in the city or in even in, basically, bunkham County. I'm starting to see other areas, the prices dropping and other communities around us other other counties. You know I've seen a little bit dropping, so anyway it's.

Speaker 2:

It's something that don't wait around if you want to get to go, and it's always a good time to sell around here. So take advantage of this cash CPO program. Right now is the time. You guys, if you're thinking about listing with us, you know I've got someone that we just prepared and we actually got all the paperwork done. But we're coming to market right after. We're coming to market in February, right after the Super Bowl and and it's more of a timing thing for their family you know she's her husband, had gone through a little bit of surgery, need and Doing a little resting doing some rusting and recovery and then we're gonna sharp up their home because we got an inspection on it and Found out there's a couple things we want to get done prior to going to market.

And you know, I suggest doing that because there's nothing like Having two weeks until you close and then you find out, oh, we've got a big repair that needs to happen, when I don't mind doing it because it's part of the job. But you guys, I've only got two weeks. Get this done, get it, you know. So then I've got to go out and find out who can do it in two weeks, and a lot of times there's a premium because you're having to go with someone that's gonna charge just a little bit more because you're getting it done In two weeks. They're having to move their schedule around. Anyway, let's go ahead and get that stuff if you have the time. So you might be sitting on a home that is paid for, you know, but you want to move to a smaller place.

Speaker 2:

I've got a neighbor. We're gonna be listing her home. Oh, this is gonna be a good one, fantastic. She doesn't want to take care of this home anymore. She's approaching her 80s. She's in fine shape. She's sick of taking care of this place. She needs a 900 square foot apartment, and we're out looking for an apartment. She doesn't want to buy anything. She wants to cash out on her house right now and she wants to rent. Let somebody else take care of everything she doesn't want to deal with. It is what she told me, patrick. I just want to be able to have some outdoor space, be able to go and do so. I'm right here with you and we're gonna find her a really cool. In fact, I think I found her a really cool place with some outdoor space, with a creek and a park, and it's really gonna be nice for her.

Speaker 2:

So a lot of good things going on in the community right now and we're embracing each other. That's nice to find Asheville sort of hugging each other Right. We're coming out of this sort of whatever environment we came out of a couple of years and folks are getting their homes cleaned up and if they're going to market they're coming to something with a little bit more nice. I believe so, and that's that's well needed and that's fantastic yeah no, this is a good thing, and then it gives a lot of money. So thank you to Warren Haynes out there for doing this For so many, so many years and that family has been really a big, active part of the Asheville community. So another big, big shout out there, you know. Also want to give a shout out to Chelsea. You know Chelsea is part of our team here and a huge part of our success, and her son, will, has just turned three years old this week. So, will, if you're listening, man, happy birthday.

I get to see you on the zooms and you're such a charming young man and just really excited for you and your future. I hope that your, your year this year is going to be great. Turning going into your fourth year that's, that's really cool. So good for Will. So you know, as far as birthdays go, might as well say I know my brother's listening, so I'll say happy birthday to you too. And so, robert, friends, and for turning in some really cool years with me and always being a fantastic brother. So I'm lucky to have a good family in my life, man.
