All right, welcome everyone. It's Patrick. Friends, and stepping in for his good friend and partner there, rowena Patton. It's the real estate news radio hour we're gonna explore a little bit today. You guys, we're gonna have a fun show. Randy, how you doing Randy's, our producer, pete's you keen, brother, pete you keen.

It's a big day in the ACC. Gonna be a big barn burner game tonight. I can't wait. 730 UNC and NC State State is split apart. Here we are. We're fighting amongst ourselves.

Man. North Carolina is looking good right now, boy.

Speaker 3:

They played an Absolutely perfect game against Florida yes, day before yesterday, I think. And man, they are on fire. So, estate, this is their first time in the championship Roll in a long time.

Speaker 2:

Yeah, nc State, north Carolina. Man, that's big time tonight, you guys, seven o'clock. It's a big st Patrick's Day weekend. We got to. Everybody's gonna be wearing their green tomorrow.

Speaker 3:

Yeah, and I'm not up to speed any parties. You know I've anybody dying, anybody any green beer anywhere.

Speaker 2:

Well, there's all kinds of stuff, all the internet that I've been seeing. Of course, you know I'm just looking for my friends and to be able to tell you guys on the radio, but evidently there's a beer crawl or two, and you know there's always something going on at Sierra Nevada or Kataba or or any of our 39 breweries that we've got within what 40 miles of here you just happen to mention my favorite one the White, white squirrel, white zombie, white zombie, white zombie Kataba beer.

Speaker 3:

That's a good beer.

Speaker 2:

Oh man, I can drink on you know what white more than two or three, though you know I Can't go beyond that. Turn green, turn green. And I'm sure they've got a green beer or two there over at Kataba, who knows. Yeah, come visit our Breweries here in Asheville, you guys. You know it's because of our, our really good water. We've got these aquifers here just with the most wonderful mountain water ever, really good for brewing beer and brewing coffee and and so, yeah, come check out our rivers and our lakes and our in our mountains.

Speaker 2:

We've got the Blue Ridge Parkway going through here and I can't tell you how much I've fallen in love with the Blue Ridge Park. Right, I have been discovering, you know I've got a listing coming up that's going to be right off of the Parkway. It really, it actually is wrapped by the Parkway. It's 4.94 acres and you know these folks have had it since, oh, I guess it was 2006 or 7, and they provided a veterans retreat. So you coming home for more and you can stay there for two or three days. These folks provided everything for you pampering, it's beautiful views everywhere, really cool cabin, Don't have to worry about anything and Just sort of get your rejuvenate you when you're coming back for more. So how about folks around this area?

Speaker 3:

That's great. Is that great? Yeah, it ties right into your guys home for heroes Program. Tell us about that, patrick.

Oh, well, you know, homes for heroes we anybody that's we provide a Discount and it's all based on how long you've been in the home. So home homes for heroes is a program to where we'll provide you back a portion of our Commission For your services. So if you've been a teacher, or or if you've been a veteran, or if you're in the hospital system, we will provide you With your commission back. Randy, yeah, thank you for pointing that out. You know, often I forget to thank our veterans as much as they've taken care of us and give us our freedoms. And you know the war is over there and not here.

It's just gorgeous. Yeah, we uh. Tuesday night 11 o'clock somewhere along in there is the spring equinox Tuesday night but and it's gonna turn a little colder Monday and Tuesday and then we start warming back up Towards the end of the week.

Speaker 2:

But this weekend 70 degrees and sunny man, perfect weather for golf and you know, we've got some golf communities here to big time. If you're shopping for a golf community, you guys, we've got some phenomenal ones. I was just up in mountain air and I got to check out their golf course there and, whoo boy, is it beautiful and there's property there that just ranges all over. You can find a piece of property there and build. They've got all kinds of building activity up there. It's crazy airstrip, airstrip and fly right into. Yeah, and let's see, we've got the weather being perfect for the beer crawls here in Asheville and I'm sure that all of the hotels are full, don't you know? Don't you know? Because I mean, I just drove by a couple last evening and it was, yeah, it was packed.

Speaker 3:

Yeah right.

Speaker 2:

So all the lights on in the hotel, so you know that the rooms are full, which is great for our economy and great for our community. Here it starts, you know. Folks come to take advantage of our parks and Our beauty and what we have here. You know, speaking of that beauty though I understand that Hendersonville is getting rid of the Bradford- Well, not only Henderson County, but all around.

Speaker 3:

It's recommended in bunkham too. Get rid of Bradford pairs, and that's the white blooming tree that you see so much of right now. You can easily find them right now they can easily find them. Yeah, but they're. They've been declared a nuisance right and so a lot of. I think the tree Hendersonville tree board is. I Know, quote me on this, but I think they're giving you a seedling tree or something else to plant if you'll Get rid of a Bradford pair.

Speaker 2:

Well, and then nice, yeah, well, you know the Bradford pair. It's pretty for about five minutes and and then the rest of the time it's either threatening to fall down on you.

Speaker 3:

Yeah, I can't, I'm bad. But the smell, yeah, oh there's one right out my front door in the place I live and it's in a homeowner's association. So, yeah, I have to smell that thing and it's, and you see limbs breaking off. When it snows, we never we. When we have snow, we've hardly. We haven't had any snow this winter.

Speaker 2:

It's crazy, yeah well hey, you know I went, I went up to the parkway up towards craggy and, and me and my girlfriend Teresa and we ran into snow, did you? And that was just this past week, I believe it was on Monday, and you know Mondays I'll go do a little hike and try to catch a good sunset. And we did, man. We found another jewel of a spot. I've been getting really lucky here lately with finding some, some nice spots up there and it's already busy. There's, there, were folks there. You know they closed it off going up to craggy Road maintenance or something.

Speaker 3:

No, it was freezing.

Speaker 2:

Oh, okay, yeah they had the snow and every all that activity going on this past week. So you know, although it was beautiful and and 68 Down in Asheville, in the afternoon when I went up there it was 45 degrees, windy and a little bit of snow.

Speaker 3:

That's how you. We've got so much to offer here in Western North Carolina.

We really do, you guys. We've got the four seasons, frankie.

Valley yeah.

Speaker 2:

Man, yeah. So you guys, we've got CPO experts. You guys, you can go there and you'll be able to find all of anything you're looking for, what's your home worth, if you're selling. But yeah, we're talking a little bit about the CPO program and and being able to help you get your home. If you don't want to list it, maybe you got a lot of stuff in there they'll let you come in and stay in the home even after we've closed. We can close within 12 days.

Speaker 2:

I give you a full market value of your home and you know closing then you're. You're not stuck with having to show the home. Maybe you've got stuff in there needs to be. You need a little bit more time to get out of the home. Maybe you need time to go find your next home. You know you're selling your home now so that you can have that cash to go put down on the next house or even purchase it outright so yeah, cpo program something that is definitely.

Speaker 2:

If you are selling your home and you maybe you're struggling, maybe your home needs a little bit. Well, with our CPO program you can use our contractors. They'll come in and and make the repairs. Maybe it needs a new roof? You know we've had I just had one of my homes. We put a new septic system in it. We put new decking, we put the roof, had a little rotted area in the eaves, we put new roofing on the home and got the home owner to where they needed to be, to where it would sell. You know, nobody wants to come in and have to put the mystery of a septic system in the home. Well, this is an older home and well, that septic just had lived its life and so you know it gets used a lot. So put a new septic system in there, ready for you to, ready for it to go, yeah, with that CPO program. So, lo and behold, we went under contract this week with that house and very excited for my sellers and you know they'll be able to participate in all of the profits on on the CPO program. So it's it's a phenomenal situation that I've been able to help some people stay in their homes or be able to go get another home.

Speaker 2:

When they were working with something, maybe they didn't have the money financially, they just didn't have the money to put in those systems that were needed to get the home sold. The market wants a clean home, you guys. You know they. They're coming in from somewhere else, they've got a job here. They don't need to come in and repair the home. Do all the upgrades, make it to where it needs to be, to where you can even live in it. So you know, you're in a catch 22 there. Well, use our CPO program to do the upgrades. Maybe you need a new roof on it, maybe the age VAC is shot. Hey, we're getting in that situation. You know, these homes are turned over, all those 80s homes that were built, and they're needing new HVAC systems. They're needing new kitchens. Maybe it just needs a freshening. Maybe the walls are, you know, maybe they've been painted 20 years ago and it's okay. But putting a new, fresh code on there, up, up, lifting the home, might be a good idea too. So with our CPO program, that's certainly something you would want to look into.

Speaker 2:

Cpo certified pre-owned homes, you guys, what do we mean by that? Well, you know, with the CPO program, we go in and we get an appraisal. We find out exactly what the value of the home is. So being able to know when you go to market what the home is worth, wow, it's just the way to go, you guys. There's no mystery in it. There's no getting upset when you get a lesser offer because maybe your price of your home was priced a little too high. You know, maybe you had a price 20 over.

Speaker 2:

There's an economic cycle, you guys, and Clemente Houglore is the creator of that in 1860. The economic cycle basically is as we go through ups and downs, peaks and valleys, we're on our way to a valley, you guys. The interest rates have to slow down a little bit. Of course, the demand is still out there. We've got a unique situation where folks have great mortgage rates and maybe they did find another job somewhere over there, but they don't want to move because they've got a great 2.95 interest rate.

Speaker 2:

We call that house locked. So you're, you're, you're stuck in that home because you've got a phenomenal payment and you might be paying what somebody would pay right now. It's seven percent. You know, that's, that's hot, that's a hefty payment. So your $500,000 people two years ago now $400,000 buyers out there, so product is still a must. If you're thinking about selling your home, give us a call. You guys, go to our website, get a value of the home. I think you'll be presently, right now you'd be very satisfied with what you can get in your home and what you're able to sell the home for. I'm sure within the last couple of days has been incredible. As far as you know, your the values of your home. Asheville is up about 8% right now for the year and I keep going to our. We've got these nice software programs to give us a really good idea of what values are.

Speaker 2:

And you know what we're finding is on the outer areas, outer edges. As you start going into a declining market, those areas start declining. So, although the Asheville market, because of a lot of reasons, we've got investors here, you guys, we've got corporations that are snatching up properties and they're going for it in a different aspect than you might be going for a living aspect. They're going into a money-making situation. Now, of course, with our cash CPO program, they don't want to buy the home and keep it, they want to sell it. They've never kept a home, they've never not sold a home. So, with our cash CPO program, taking advantage of that is certainly if you're in one these outer markets say, for instance, black market. The black mountain market is actually declined a little bit. It's down about 2% year to date, so that will also start changing as we get into the spring market.

Speaker 2:

You guys, you know that's when we have an uptick. In this past week the interest rate did you know it did come down just a tad this past week and I was watching, and so you're down at the, the low 7s for a 30 year conventional and then you can even get into some high 6s with your FHA and VA loans. I've been doing a lot of VA. You guys we we certainly encourage anybody. Don't don't think that maybe you you might need a big pile of money. I've got buyers out there and of course I've got lenders that will will help you and hold your hand.

Speaker 2:

Our friend Cameron over there at Nexus mortgage he's always available to to get you taken care of certainly want to thank Cameron. I've even assisted people moving this direction. I've got some great clients that have come this direction and found them a home and and gotten their home taken care of and in Florida. If you need a retreat, if you need a getaway, this is it. It's got views of everything. You can see Jim New Rock, you can see Mount Mitchell, you can see Little Pizka, and then there's all kinds of little mountains that I'm forgetting the names of that are. You'll end up knowing them when you're, when you're going to check out this property. So it's got, if you're a developer, this one's got all kinds of 360 degree views on the hill tops and mountain tops on this beautiful 160, 176 acres there in Black Mountain, north Carolina. We've got it priced at $1.9 million dollars, which is a bargain of about 10,750 an acre, and in that area that is is a bargain. I happen to do a little bit of both and certainly enjoy my Asheville community. I've got, you know, I've got a what is basically in a property that's incredible. It's right downtown Asheville, it's on 92 South French Broad and it's right there. It's prime for development. Yeah, this, this is. Although it's it is. We've talked to the city there. All the folks around it want to sell.

Speaker 2:

It's a situation that, if you wanted to, if there any hotel builders out there, I've got something for you. It's right in the midst of what would be great. It's got the Aston Park across the street. It's a phenomenal area. It's got the rabbit rabbit right behind it. You know all your entertainment needs are covered. All the restaurants are everywhere and around there. So that's a great property. I've got it listed at 650 there. It's a half acre right in the middle of the city. Come check it out, let me know then. Of course you know a lot of my other listings just went under contract or or have sold, but that that big land listing is something that I'm looking forward to having somebody create either development or a hunting reserve or something that one's that one's pretty phenomenal. It's if you want to sell your home without any of the hassles, the listing, or or maybe you you can't, maybe it's just you know, maybe your homes just covered up, you can't even get into it. Maybe you're a hoarder we happen to know a couple of those around here and you don't want people coming in looking at your stuff. Maybe you don't know where you're going to go. Well, with the CPO program you can take the cash from the sell your home and then you can go shop for a home they'll let you stay into in the home of a month or even up to three months. We can create solutions there for you to where you know you're going to get your home sold. You can go find another home. You can start scheduling and get ready to move all your stuff for purge, downsize or whatever it is that you need to do, however it is, we can accommodate you with our CPO, our certified pre-owned homes we would come in and get the home cleaned up if it needed some painting or or whatever, just thin thinning it out.

Speaker 2:

Not being able to try to sell your stuff but sell the home being able to see the walls, that's always good. Maybe you got some dingy car carpet or something. Maybe you got a pet smell. We can get rid of that. It's certainly something that you want to do. When you go to get top dollar for your home, you want to have it ready.

Speaker 2:

This market is looking for a home that's ready. So with our CPO program you can. You can certainly dive into using our contractors. We'll go find whoever it is you need the service, we'll get it done and and then we'll just take it out of the proceeds of the sell of the home and so that's not coming out of your pocket like a lot of these cash for your home offers. Or here's 50%, and oh, by the way, you got to pay for all the repairs out of that 50%. Nope, our program's not like that, so it's individually based. Give us a call. You might not need any work to your home. Maybe you just don't want to go through the hassle of listing.

Speaker 2:

Most homes could use some type of shaping up. So I guess, not being offended by what somebody says, you know, I went into a home yesterday. I was showing it. This is a great home, you guys. It's 1980s, though it's got the 80s cabinetry and then every room is it look like an Easter egg pastel colors everywhere, pinks and purples and pertinia yellow. But yeah, that's all great for you and your personality. But what we would probably suggest in that situation if you're out there in the listening world is let's give it a clean slate. Let's give somebody the ability to see the home and not you know you, you might love those dark blue colors. You might love the the 90s dark red in the dining room. Well, these folks nowadays are, when they're shopping for homes, they're looking for light and bright and easy, not a lot of clutter.

Speaker 2:

So when they come into the home they want fresh and bright. We can get that fresh flooring in there. Take that carpet up that maybe has some paths. And hey, listen, you live there, it's okay. Maybe you got a pet comes in and out of the dog door well, we know how that works. You can put a rug down there and they'll try, and unless you get down there, wash your feet each time. Hey, man, it's living, we understand. As a realtor, I see it. Well, maybe we just create some new carpet.

Speaker 2:

These new folks come in and hey, two years ago, two and a half years ago, you were selling that house with rotten carpet. It didn't matter underwear on the floor when I'm showing the house not today, it's not like that. You got to sort of have your house put together decently right now to get it gone on the market. And a little bit of freshening certainly goes a long way and you can capture you know you've heard this before. You guys can capture a little bit more value if it's fresh. And more than anything, there's probably another competitor down the road If you're in one of these, maybe a retirement community, or maybe you're in a homeowner's association, condo, and you've got another home right down the way there. That's very similar to yours but it's fresh, and they did a cleanup job. An investor came in and cleaned it up, put a new kitchen in it, put new flooring, made it much better. Well, that's hard to compete against and they probably got top dollar and then you see it sold. Oh well, listen, I want that top dollar. But you're not realizing that you got that white carpet in there, you've got that wood, you know cabinetry from the 80s and you got the flamico countertops and, yeah, you've taken care of it all your life.

Speaker 2:

But folks want a little bit different right now. They want a little fresh. I've been seeing a lot of popular colors, big tile colors. If you were selling your home, I would go to Neutrals. You know those all ways are ways to go. Hey, painting those walls white will go a long way for you. Let's people see what they can do. So even just a good, fresh coat of white paint, you guys, when you're going to sell, can go a long way. We certainly do appreciate everybody that's listening in here to the radio news program You've got here. It's fun for me to be able to share with you maybe some ideas to get your home sold. But most recently, you know, we've had a whole lot of talk about the real estate world. The National Real Estate Association settled a suit yesterday and I don't know if you heard about that, ranjit, you heard about that.

Speaker 3:

I did, and is that going to result in lesser fees and percentages to you?

Speaker 2:

Well, no, I don't think so. I think what it does is it gives the opportunity for a conversation to be had about commissions instead of just being a 3 percent, you know, average. Now, of course, I've never pushed any kind of. That's what I've asked for traditionally in being able to provide the buyer's agent, but now you won't be able to advertise that on the MLS, so it won't be something out there that you're saying you're paying somebody something, and how that works out and how that shakes out, I think it's going to be figured out by somebody bigger and more smart than Mr Patrick here, but I think you know we're all going to always need help in getting our home sold or buying a home.

Speaker 2:

And I think at that point in time we're starting to see the value. You know you'll start seeing value with the real estate agents and in the service that they provide. But they will be able to offer just like they always have. We've always had discounted listing services. You don't want to do all the services that we provide. Well, you've got services you can go out there. What's frustrating for me is to see those folks struggle because they're having to do the listings. They're having to do the. It's just hard for them. And then when I talk to them I call with empathy because I understand. I know what they've been going through. And you're trying to use that discounted service to list your house. Yeah, it costs 1% to list your home, but you do all the work and not realizing that there's a lot of work.

Speaker 2:

There's a lot of work and most of the time you don't do the work, so then it doesn't get sold for top dollar. There's ways of being able to communicate with folks and being able to and having experience and selling a home. I think it's a great idea, not that you can't. If you're in a perfect location and you price the home right, you know, for sale by owner, you can most likely have a good situation. I've heard winning um. You know stories, a bunch from folks and uh, but there's a lot to it pricing your home, making it bright and getting the home put together. You know, for listings, getting it shined up, taking the listings, going through the frustration of getting stood up. You know you can put all that away with the CPO expert dot com program. But yeah, the national association of realtors settled. They never, uh, they didn't admit to steering anybody to pay 3%, which I don't think they necessarily did, you know. I think that's something that just became a norm and was created over the years. You know you used to didn't even have a buyer's agent. You know, years ago, back in the 70s, is when all this sort of started getting created and you didn't necessarily have a listing agent back in. You know, in the 40s and 50s that all really started coming together and the companies started coming in to real estate, but you didn't have all the law that you have now and the protections. And this is all about protecting the consumer and making sure that when you go and buy your home, that you're getting the best price you can, and I think that it's you know this, the way the the new ruling has made. This isn't going to take away from what the seller is going to make when they sell their home, and I don't think it's going to create a situation where the buyers are are getting anything, maybe any lesser. The seller is going to get their price pretty much there. Whether they do it themselves or they pay a listing agent, they're going to get the value out of their home. I don't think sellers are going to ever have a problem with not getting the value out of their home.

That being said, your real estate agents could really take care of you. Another thing about it is is the realtor association. You'll have to pay all real estate agents, even if you're not a realtor, so that's kind of big for us. You know the realtor gave you a stamp of you're a part of a really a group of folks that are high held to a higher standard of ethics and you know living, living a clean life and being a good realtor.

Speaker 2:

We, we have to know our community, we have to be in our community we're required to. There's so many education things that we go through. So I hope it doesn't dissolve the realtor. You know association, and I don't think it will. I think the public will realize the value there that's behind the realtor, that realtor namesake and and the value of being able to have real tours, take care of your home sales. And it's really defined and and it's a great way to put in very specific. If you want to master on the main, or or maybe you need living space over the garage or a finished basement, you're looking for a finished walkout basement. You've got all those little criterias that you can click on. Maybe you're looking for a half acre, maybe you're looking for 10 acres. You can dial that in and then it's going to tell you and bring those up for you when you're on that website. It always helps us to click the heart. I had some folks yesterday that was working with coming in. They are from Savannah and looking for a home that had two bedrooms on the main level and then the other bedrooms could be anywhere. We were able to dial it in on their website and in their search and and really find the, the couple of homes that were there, that we were able to go search and and look at and not spend a lot of time trying to discover. We were able to, you know, delve into it and find a good home for them to look at. Then we went to the retro grade arcade, right next door man, we played some Galica and had a little Galica pinball.

Yeah, a little pinball action there in West Asheville, you guys, but you better be sure to pay your parking when you go over there.

You know, since you brought it up, I dreamed I got a parking ticket somewhere that last night. I hadn't thought about that, but yes, I remember coming back to my car and there was a ticket on my way.

Oh man, you got to pay that parking around, yeah, you do you, do I sort of got away with it in COVID, that kind of let you have you know.

It's like not anymore.

There's somebody watching you pull in.

Yeah, they want a lot of money to give you your car back. Yeah, yeah, yeah.

You don't want to get stuck with the parking ticket and then not paying it, right, oh yeah?

they keep your car.

They keep your car and they'll put a lien on it. Go to sell it in Buncombe County. Own your car now. Yeah, really Pay those parking tickets, folks. It wasn't that bad. You just, you know, plug in your thing on your phone and Wallah, five bucks.

And it's worth going to the UJ over there to be able to have some of the what you know. I had the wings and I got the hot wings and they were hot and some fries go along with it, so it was really good. Shout out to those guys over there for providing us a good meal. Yeah, come and check out our West Asheville area. You guys, we've got some phenomenal homes. What a cool community, eclectic community that is. And if you're looking for a little bit of weird and you know Asheville might have a little bit of weird West Asheville is a nice place to set up shop. There are beautiful homes in West Asheville, you know it's kind of their traditional bungalows in there, and then you've got these new modern style homes that have been built and they're interlaced throughout a community. That's just. You know it's a cool community. You've got grocery, restaurant access, you can walk to everything, and so West Asheville very fun community.

But I've been also working over in Swannanoa and, like off of Riceville Road area close to the VA, and wow is that beautiful area, just breathtaking. Got the parkway that wraps around the Swannanoa area over to Black Mountain In between. There you can find all kinds of beautiful neighborhoods. I happen to have a really good lot over in High Hickory and it will be, you know, 169,000 for the lot and we can build thousand square foot homes in there. So, guys, I can get you in this really phenomenal neighborhood that's got million dollar homes but we can get you in there for the six to sevens and a new construction home.

Of course I've got some great builder friends. My good friend, nick, can help you if you'd like to get a quote or no any kind of anything. He's got a building company that does new home construction and he also does renovations. He comes in and does work for our CPO programs as well and has done work for a lot of us personally. If you're thinking about selling your home, you want some ideas. Maybe some ideas on the home renovations, maybe what is trending, what's going to bring back the money that you're spending A lot of these renovations folks do it doesn't really pay back. They get less than half the value back on the money they spent. So please be careful before you go spending money on doing upfits. Have one of a step out there to your home. Give you an idea of really what the community is looking for and, based on your situation, out of the things that you need done, what's going to be the most beneficial to the buyer coming in to the home. Do I clean up that whole front yard or do I get rid of the blood stains in the carpet? I'm kidding you guys, but anyway, hide the body before you do the showings. But yeah, we'll give you an idea of what it would take, maybe even a simple idea, or arrange on what we found it might cost for a roof. We've been looking at a lot of places. We certainly know how to get in touch with our contractors. A lot of times I can even just text them right then and send them a couple of pictures and boom, they can give us an idea. I'll give them a square footage idea and if you want the whole home painted on the outside, I'll do a little walking video, send it over to them. I'll meet them over there.

Whatever it takes to help you get your home listed and get your home sold, a little shine up always goes a long way and, like I'd said, two and a half years ago you didn't have to do anything. But nowadays there's little competition and people are really wanting. They're putting all their money into the interest rate. They don't have that extra money to go put that new bathroom in or to put that new flooring in. Maybe we've got that carpet trail where the pup dogs have been coming in and out, and of course we let them do that just because we love them. Our fur babies Of course they rule the house most of the time, based on what I see, understand with people, thank you. But you know they leave trails, they leave fur balls and that kind of thing and sometimes they leave a smell. Well, let's get that carpet out of there. Let's put some fresh flooring down and with our CPO expert program you can allow them to pay for that and they'll take it out of the proceeds of the cell loan and you didn't have to come out of pocket to do those repairs.
